299-307 Sarnia Road - 8s (Proposed)

A 6-storey apartment building with 150 residential units is proposed on the north side of Sarnia Road almost halfway between Western Rd and Wonderland Rd.

This proposal consolidates two lots with a single-family on both of them. The developer had previously requested a zoning change a couple years ago for a townhouse development https://london.ca/sites/default/files/2023-06/Planning%20and%20Design%20Report%20AODA.pdf

City planning staff is recommending that Council approve the zoning changes that would allow for this 6-storey building.

This goes to the planning committee on May 21st and then to the Council meeting on June 3rd.

The owners of 299-307 Sarnia Road have submitted a new rezoning application.

They are now proposing an 8-storey apartment building "stepping down to 4-storeys at the rear", with 204 residential units. As you can see from earlier posts in this thread, they received zoning approval last year for a 6-storey apartment building.

No doubt targeting students with no balcony design, which is a smart thing. Still not sure who this developer is and whether they have the capacity to actually get this built or if it is yet another pump and dump zoning play.
