Re: The Grounds. I was in the area yesterday, and there is a lot of activity. It appears that the old WF Nanotech building has been torn down to make way for the new office building. There is steel on-site. Work appears to be moving at a pretty quick pace.

Pilgrim Court is too big, I think for just storage , especially considering the parking lot and undeveloped land. Hope more comes of the space and can add to that small activity center nearby

Are you sure? The schedule doesn't show the city now, because for past events, they show the winning driver in that field. If you're looking at the 2025 schedule, that's the only race that would look like that because the other races are still upcoming. But I'm pretty sure the location information looked like the rest of the calendar entries--with venue, city, race length, and broadcast information--before the event.

I was checking before the event and almost positive Bowman Gray was listed instead of city - I might have missed it and it is post event now. Still, being on the circuit is the main thing!

"The administration is pushing to establish a new maximum indirect cost rate for grant funding awarded by the National Institutes of Health. The move would put a 15% cap on the share of funding that can be used to cover "indirect" expenses like maintaining buildings or equipment — a funding rate that has typically been negotiated between research universities and the federal government.

Wake Forest's medical school has an indirect cost rate for on-campus research of 55%, according to information posted on the school's website.

The only medical school in the Triad, WFUSOM is the largest recipient of NIH funding in the region and one of the largest in the country. NIH data for 2024 shows that the medical school received $140.9 million in funding across 259 active grants."

I want to thank the photographers and local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen. I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. Some weeks, I just can't find many construction photographs. This is one of those weeks. We do have a few interesting new projects, new jobs, and an update on two projects we haven't talked about since they were first proposed! Lets get updated!

4th and Green Apartments & Retail:
4th and Green said, "We're thrilled to share that all framing is now complete and most of our trade rough-ins are finished! Our team is hard at work on the exterior siding, and we’re gearing up to start insulation and drywall on the fourth floor in just a couple of weeks."

New Tenants/Leases:
Demolition of the former PDQ space, at Hanes Towne Village Shopping Center, for the new Whataburger restaurant.

The former Bank OZK branch, at 3288 Silas Creek Parkway/Silas Creek Crossing Shopping Center, will become a Starbucks Coffee location.

New Industrial Building:
A new 9,600-square-foot warehouse will be constructed at 50 West Thirty-Second Street. Contact Meridian Realty for more details.

Wake Downtown Art Studio:
It appears as if Wake Downtown could gain an art studio? It's only 3,500-square-feet, but does sound potentially exciting!

HanesBrands Headquarters:
Workers with SignArt are preparing to install lighted signage for HanesBrands at this downtown building. Having your name on these high visibility buildings is a major benefit to moving downtown!

Nosh & Grind Food and Coffee has opened in the building's retail space:

Dunbar School Apartments:
North Carolina's Local Government Commission approved $3.9 million to purchase the building and property for this adaptive-reuse project, to convert the building to 65 apartments and a community center with sports courts.

Bowman Gray Stadium Renovation: Built!
The catch fence was removed in the straightaways, completing this project.

Wake Forest University:
Wake Forest University will renovate the Hanes Art Gallery. Vannoy Construction is the general contractor for this project. It appears to be a significant renovation.



Alternative Transportation:

Amtrak at Union Station:
The 2025 City of Winston-Salem Federal Action Plan includes Amtrak at Union Station/passenger rail.

Rails-to-Trails Bicycle Commuter Highway Expansion:
You could have a say in the Long Branch Trail's extension! Attend a community meeting at the Martin Luther King Jr., Community Center (2001 Pittsburg Avenue) on March 5, 2025, from 5p.m., to 7p.m., to share your ideas for the extension. Each street crossing will have enhanced design elements. As an example, the Northwest Boulevard crossing will have a really nice bridge. Of course all of the amenities you enjoy on the current Long Branch Trail will be on the extension. Sadly, construction was pushed back to 2027 and it will take a year to complete the project.

Carolina University Downtown Dormitory: Cancelled
This project is now cancelled.

New Brunson Downtown Elementary School:
The new downtown elementary school will feature a gym, stage, media center, dining area, kitchen, classrooms, and offices. Completion is scheduled for August 2027.

Clarion Pointe Hotel:
The former Royal Inn, at 200 South Broad Street, will become Clarion Pointe by Choice Hotels.

Granstone Conference Center:
A new project in this week's update! Granstone Conference Center is a convention and large-scale event space, scheduled to start construction around June 2025. Frank L. Blum Construction is the general contractor for this project and Workplace Architecture + Design is the architect.

Interstate 74:
Work has started in Surry County to replace exit signs (due to numbering), so U.S. 52 can be shielded as Interstate 74.

1782 George Stockburger House Restoration:
Jason said, "We've been extremely busy prepping the walls for primer and finally did a massive portion of the house yesterday (after 3 hours of fighting with the airless sprayer). Doors are also being hung all over! Some that have been laboriously restored and some brand new. This weekend, we'll start adding the color!! (Hint: we like purple)" My commentary: That was last week (the photographs are also from last week) and I can confirm they are already painting the finished coats inside.

Morris Building:
Front Street Capital has an option to buy the Morris Building. Yes, again. They have until January 30, 2026 to close on the purchase. We'll see if they do anything this time or if this repeats next year.

African-American History Museum:
The ribbon cutting was February 27, 2025, but there is another phase that will add an event center and an observation deck.

Belews Lake Park: Built!

New Tenants/Leases:
Carolina Medical Electronics has leased the 13,440-square-foot building at 157 Industrial Drive, in King.

3041 Trenwest Drive will become a birth tissue recovery center. Wilson-Covington Construction is the general contractor for this project.

Avgol Expansion:
Avgol will invest $100 million to expand its facility and create new jobs. The expansion is roughly 63,000-square-feet and includes a state-of-the-art RF5 production line.

Homewood Suites Hotel:
This project was delayed, but could be close to starting! The developer has selected a general contractor (Patel Construction).

Chatham Building Apartments, Hotel, & Retail: Built!
This project appears to be completed, since it's now leasing? It has one and two bedroom apartments available, if you're interested. I noticed some of the interesting architectural details were removed and not reinstalled! Please tell me they will reinstall them, soon.

HanesBrands Headquarters: Built!
This project is now completed. HanesBrands said, "We are thrilled to welcome associates to downtown Winston-Salem, N.C., as we continue our legacy in the same city where we were founded in 1901. Our new energetic space will serve as a hub for innovation and collaboration, marking a transformative step in enhancing engagement and supporting our growth. The U.S. Census Bureau has just released its county-by-county population estimates for 2024. Forsyth's population increased from 393,835 in 2023 to 398,143, an increase of 4,308 (1.1%). Guilford County's population grew to 558,816, an increase of 5,936 (also +1.1%). Needless to say, Mecklenburg and Wake outpaced other urban counties in the state. Thanks so much for posting this pic. It warms my heart to see this project underway. Not only will it transform the aesthetics and vibrancy of the Wake Forest University and Coliseum district, but it is the first large town center project in Metro Winston-Salem.

Thanks for posting the pic of The Grounds. Agreed, it is very exciting, and I am by no means intending any negativity, but just commenting that I did think it to be a bit larger footprint. Again, very, very exciting!

398,143 county population - really good as I have heard that unofficially 400,000 is considered a tipping point for major development and larger city activity!

We finally have an update on the airport restoration project and two big projects are entering the permitting phase. All in this week's update! Lets get updated!

WFBH Eye Institute:
Rogers Builders was selected as the general contractor for this project in downtown's Innovation Quarter and they are ready to seek permits. The first floor will have an Ambulatory Surgery Center and Sterile Processing Department. The top three floors will have office space, exam rooms, and a pharmacy. They also plan to renovate the parking lot, as part of this renovation. Sadly, it doesn't include a parking deck.

Hindu Temple Renovations:
The Hindu Temple on Lasater Road is looking into adding columns, sculptures, and domes.

Belews Creek Nuclear Power Plant:
Duke Energy will file a permit application with the federal Nuclear Regulatory Commission for a new reactor at Belews Creek Power Station. Construction could start in 2030. The reactor could become operational by 2034 and the power plant could become emission-free by 2036. This project is expected to create a large number of high-paying jobs, when completed.

What will replace Ichiban Restaurant? A furniture store. Lovesac will open in the former Ichiban location, at 270 South Stratford Road. Yes, it leased that quickly!

I was first to report this on social media: Kermit's Hot Dog House is for sale! In operation since 1966 and "Consistent seven-figure annual sales." $1.2 million - Linville | Team Partners (336) 724-1715 The owners are having health issues and they are retiring. It may close if someone doesn't step-up to buy it. Before it was Kermit's, I was told it opened in 1960 as A&W drive-in restaurant and it still has that retro A&W drive-in look to it. It would be sad to lose both Kermit's and that building.

According to The Preston Partnership, the permitting process has started on the apartment buildings at The Grounds.

The City of Winston-Salem is seeking $3.5 million in the State budget, through Senate Bill 197, to renovate a hangar at Smith Reynolds Airport.

Winston-Salem's MSA Population in 2024: 705,187

Winston-Salem's MSA grew by 1.2% (+8,587). The Greensboro High Point MSA grew by 1% (+7,563).

Home Ownership Rates:
According to PropertyShark, Winston-Salem had the highest home ownership among North Carolina's largest cities, at 55.7%, up from 51.7% five years ago. That ranks Winston-Salem 40th among the 100 largest U.S. cities.
