1,586 feet of pure icon!!! Kudos to the great and inimitable Ken Griffen for pledging to build a masterpiece which will be the tallest tower in NYC!

No, that’s just the height of the drawings in the graphics. None of these numbers are final, but the 1,586 is as close to specific as we have at the time. The number will change, that’s why they keep saying about 1,600 ft. Trying to pin it to a specific number at this time is useless. What I can tell you is that 175 and 350 are so close in height that any fluctuations will determine which is taller. At this point it’s both too early and too close to call.

What I was saying earlier about the graphics, a comparison with 175 Park, where the highest we were ever shown was 1,565 ft.

What exactly are they showing with RFR's 477 Madison? I'd love for Citadel to buy that building. It's an eyesore. It would be nice to have a Madison Avenue entrance to the new tower along with a plaza.

It will be very interesting if Ken Griffin single handedly has the two tallest towers rising in the US simultaneously between this and his tower in Miami. Not to mention his $1 billion house he's building in Palm Beach!

I suspect there is something up their sleeve here. I think we are going to see the plan change to purchase and demolish 477 and have that be the Madison frontage base of this supertall. It would make sense that it would be the same height as the base of the Park Ave frontage up to the first setback (347'). I think that may also explain the smallish squat nature of the current arcade behind 485 shown in the plans. I suspect this will change if/when the 477 parcel is folded into the plans.

At least that's what I'd do.

I hope so. I think that RFR sold all of 477’s air rights to Citadel. Thus, what could an obsolete, 1950s office building (that can’t be built into something taller) possibly be worth? 477 has no real value, and RFR clearly needs money.

Dude, we already went over that, multiple times, and you were here for all of it. Griffin brought an easment over that buikding, so anything that replaces it will have to be built to the same exact dimensions that are there now. It’s also a lot merger, so any availble air rights they can squeeze out of it will be placed on the 350 site.

Odds are against that. It’s very likely 625 Madison and maybe a few others will be rising in Manhattan alone.

The Greater East Midtown rezoning, which was approved by the City Council in 2017 to encourage the development of modern office buildings, can be thanked in part for the origins of the project. Mayor Eric Adams celebrated its finally moving forward last April after years of anticipation. It's also able to get off the ground thanks to the air rights sold by two nearby landmarked churches, St. Patrick's Cathedral and St. Bartholomew's, which will receive a combined $150 million in return.
