1622 Evans Boulevard - two 6s and townhouses (Under Construction)

A site-plan application was filed for the lot at 1622 Evans Blvd, which is in the Summerside subdivision, for two 6-storey apartments buildings (with 124 units) and 50 townhouse units.

This lot is immediately to the south of the large Summerside plaza with the Activity Plex and there are townhouses that were constructed recently further south which you can see behind the large berm when driving on Highbury.

Other than this permit, I can't find any other info about this development. I would think that this is by Drewlo, since they have been constructing the new Summerside phases.

Drewlo has submitted a zoning application for their new proposal in the Summerside subdivision immediately to the south of the large Activity Plex plaza...... interesting that they already filed a site-plan application earlier this month as usually that step comes right after the zoning approval... it looks like they may be eager to start this ASAP

Planning application page: https://london.ca/business-development/p...anning-applications/1622-evans-boulevard

Planning application notice: https://london.ca/sites/default/files/2025-01/OZ-25010-NoticeofAppPPM-1622%20Evans%20Blvd.pdf

Site-plan:

Rendering of apartment building: it is the exact same design as Drewlo's other new low-rise apartment buildings in London (such as the ones going up further south in Summerside off of Bradley, and at Jackson and Commissioners, and in the northeast end at Kilally and Edgevalley).

Huge cost savings to reuse the architectural designs and engineering plans in these low rise apartment buildings. Also big savings in sourcing the materials like windows and balcony doors and railings plus all the exterior interior finishes and fixtures. And the work crews have developed experience and history in installing all these products which results in savings in time and better outcomes. Smart strategy on the part of Drewlo.

Just saw an ad from Drewlo promoting a new 89-unit townhouse development called Element, which is a few parcels of land to the south of the proposal posted earlier.

Here is a recent construction shot:

And to the south of that, Ironstone (aka Drewlo) recently constructed another townhouse development called Evans Glen.... which you can see on the left side of the photo above.

City planning staff is recommending that Council approve the zoning changes that would allow for the two six-storey buildings and townhouses.

https://london.ca/sites/default/files/20...-25010%20-%20PEC%20Report%20%28RB%29.pdf

This goes to the planning committee on April 8th and then the Council meeting on April 22nd.

Drewlo shared a video update on their social media pages saying that construction has started on the new development here, which they are calling "Mint".

Looks like they are starting with the north 6-storey building (right behind the Activity Plex building)... there will be another 6s building to the south of this, as well as several townhouse blocks.

Looks like the 3rd floor slab is poured and they have started forming the 3rd floor walls for building A. Building B also has the ground floor walls installed and forming for the 2nd floor slab well under way. They have also started framing the first townhouse block A building with framing nearly finished for the 2nd floor.

First three story townhouse block is now framed with roof sheathing installed. Framing the 2nd townhouse block has started with ground floor walls now framed. These townhouses do not have basements. Forming the 4th floor slab on building A has started and the 2nd floor on building B is almost finished.

The 4th floor steel modular walls panels have started going up on building 2 and forming for the 6th floor slab of building 1 is wrapping up. The 4th 3s townhouse unit is well along in terms of framing.
