A proposed highrise in Kitchener has been approved by council after it was reworked to meet city design guidelines. One significant change will see the building at 328-330 Mill St., gain eight storeys; originally planned at 20 storeys, the revised version will stand 28 storeys tall. Zoning for the site allows for up to 28 storeys without further city approvals. Originally proposed to have 293 residential units, the new building — taller, but with less square footage per floor due to design tweaks — is expected to have around 300 units...

Councillors heard no comparable pushback in approving a new condo tower in the central, campus-area Northdale neighbourhood, where many residents already live in highrises. The tower would include 131 condos, each with one bedroom. The tower is proposed to replace three detached houses at 249-253 Sunview St., near University Avenue West. Coun. Mary Lou Roe asked if family-friendly units with multiple bedrooms could be included. She was told the developer could not achieve this without exceeding a density limit set by city hall. Mayor Dorothy McCabe asked when construction might start and pointed out some housing projects approved by council have not been built. Jeff Henry, a planning consultant for the developer and former Waterloo councillor, said a construction date is a moving target and depends on financial conditions, which affect condo sales. “We look forward to getting shovels in the ground whenever possible, understanding that there’s some challenges in the marketplace,” McCabe said...

More than 30 family-sized apartments with two bedrooms each are part of a proposal to build a highrise reaching 10 storeys in central Waterloo. The tower would replace houses along Erb Street West between Dunbar Road North and Roslin Avenue North. It is a neighbourhood that’s growing taller and busier, which some residents find stressful in a city seeking to move past a housing crisis. City council approval is required to build higher than six storeys and exceed density limits, given 158 units would be built.Council reviewed the highrise at a preliminary public meeting this week. No decision has been made, pending further review and more public input. “This is a bit of a unique design,” said Trevor Hawkins, a planning consultant for 360 Pacifica, the Quebec-based development firm behind the proposal. The tower has been designed with a stepped height, ranging from six to 10 storeys. This is meant to limit shadows cast on nearby houses. Parking would be underground or enclosed.
