I believe this has to do with a radio host, Matt Barron, leaving the station for his home province of Newfoundland. I haven't read anywhere about the station leaving the Osborne Village studio.

I came across this real estate listing, which provides some details.

From the listing:

^ It's giving me business park vibes, but it's still an improvement. Almost anything is better than that tired and dreary corrugated metal cladding. And some trees, please.

City owned former surface parking lot that according to the WSP remediation report was a gas station in 1957 but did not say when it closed down.

ETA:

Did a little more digging and the city expropriated the land in 1965 for some reason.

It’s amazing that 60 years after a gas station was there, a site needs to be completely dug up because of pollution.

And I agree with a previous poster, that spot definitely had a distinct gasoline smell as they were doing the remediation last week. I walked by it today and it seems to be gone.

That would have been back in the day of leaded gas too. Must have been some bad contamination to take care of. Pretty safe to assume that whatever the heck was happening at the tip of Point Douglas over the past 150 years will prevent it from from being anything but a park for the rest of its life (which isn’t a bad thing at all).

I spoke to Crumb Queen last week. Apparently the owner initially had grand visions to build on top of the building and do a full redevelopment, but it was too expensive. So it sounds like they'll just be getting rid of the "mall" format of the building and just expand the units to give everyone their own access directly to the street. CQ still undecided if they are staying as they don't know what rent will be.

If it was a impermeable lot (hard pavement) I could see it. If you ever see a closed station being managed or even a new station they will have a an underground air circulation system to try and reduce the amount of fumes underground by bringing fresh air through the soil

With the closed/abandoned lots they will also take the hard surface off where the testing shows the highest concentrations of vapors and may inject enzymes to react with the soil to break things down.

I'm not sure if the future land use also factors in how much remediation needs to be done. Does development of the land for a strip mall or fast food place need less work done than a former station lot that is going be developed for residential use? I am thinking the lack of developed below grade space may impact how much work needs to be done to reduce contamination.

Now that I think about, there's going to be a lot of new commercial rental units for lease within the next year or so. Exactly how many units is hard to say since developers don't build demising walls until there's interest from a commercial tenant, but it looks like roughly 20 new commercial units added to the village within only about a year.

At 160 Osborne St (old The Zoo), the entire ground floor facing Osborne St is available for lease right now. The real estate listing is showing 3 commercial units (1500 sq ft each), although I don't see why there couldn't be more smaller units. You could probably fit 5 commercial units in there if you tried.

I'm not sure if Crumb Queen, Golden Cicada, or the radio stations will be staying, but the rendering looks like 4 new doors opening directly onto Osborne. I would assume Vita Health is staying where it is. Maybe someone has more info than me. Depending on how many of the current businesses stay, that could be an additional 1-4 new commercial units right on Osborne.

In total, that's between 19-24 new commercial rental units along Osborne St and Wardlaw Ave. I have a feeling it's going to take awhile to fill all those units. Hopefully the large influx of new commercial units helps bring down the overall commercial rents in the area.

Definitely true but in all honesty it’s better things turned out the way they did since Mick died relatively soon after the move, and his family probably wouldn’t have had the will to make the move without him, so we may not even have a Toad at all today had the timing of that not worked out the way it did.

Retail changes:

- Former Tea Story is going to be Latino Market
- Former Verde plant store is going to be a hair salon
- Willow bookstore has for sublease sign on window
- The unit in 99 Osborne that was once Fude and Upstairs seems to have been leased
- Tring5 (asian food) is opening in what was briefly the magic mushroom dispensary

Also, it appears the Tokyo Smoke (weed store) on Stradbrook is closed now. I imagine we will see the property up for lease soon.
