Viceroy Hotels’ Founder to Launch New Proper Hotels Brand

Greg Oates, Skift

With the rise of so-called urban “innovation districts” rearranging so many downtown cores so quickly, there’s been a lack of hotel product to keep pace that aligns with the startup and creative professional crowds swarming to them.

In Austin, scheduled for opening in mid-2017, the Austin Proper will be a new 35-story, 250-room contemporary high-rise hotel. It’s located at the Green Water Treatment Plant redevelopment that’s extending the borders of Austin’s buzzy 2nd Street District.

“Green Water Treatment Plant is a great example of an innovation district,” says De Lowe. “It’s a warehouse district that’s now the center of the booming downtown Austin area in the southwest quadrant that’s walkable with great retail, offices and restaurants, etc.”

Downtown Austin’s newest condo project is looking to make a Proper introduction.

Austin Proper, a 32-story tower that will feature 100 luxury residences atop a 243-room high-end hotel, rolled out a new website Monday, liveaustinproper.com, and has started a “priority interest list” for prospective condo owners.

People who sign up for the list will be among the first to have a shot at acquiring one of the condos when the sales process begins this year, according to California-based Kor Group, the project’s developer.

The high-rise, in the northwest corner of the former Green Water Treatment Plant site, is due to come online by 2017.

That rendering is also hinting at what the yet unannounced office tower for the Austin Music Hall site will look like. It's rumored to be 24 floors.

The developer bought the land. This says it'll open in 2018.

Financing is now in place that paves the way for a 33-story hotel and condominium project to break ground in downtown Austin, its developers say.

The Kor Group said it has brought on the Merchant Banking Division of Goldman, Sachs & Co. as a capital partner for Austin Proper Hotel & Residences, which will be part of the transformation taking shape on land that formerly housed the Thomas C. Green Water Treatment Plant.

Austin Proper is expected to break ground in the next few weeks, said Matt Green, Austin managing partner for The Kor Group. Located at West Second and Nueces streets, the 500,000-square-foot Austin Proper development will have 99 luxury condominiums atop a 244-room hotel. The hotel is expected to open in 2018 and will be managed and branded by Proper Hospitality.

A new boutique hotel and condominium property broke ground Friday in Austin’s Second Street District.

Austin Proper Hotel and Residences is a 32-story, 500,000 square-foot building designed by Handel Architects at 202 Nueces St., Austin, the former site of the Thomas C. Green Water Treatment Plant.

Once complete, the residential development will include 99 condominium residences, 10 penthouses, 244 hotel rooms, a spa and fitness center, a rooftop pool, a restaurant, meeting rooms and a club center.
