It's still not clear how they come to these numbers. The footprint of this site (the 2 buildings) is a little over 21,000 sf. These numbers suggest a footprint of 30,000 sf.








But all will be revealed in the coming year when this project begins the ULURP process. Given the stated program, I'm expecting something of at least 900 ft in height. SL Green seems intent to build a new ultra-luxury office tower similar to One Vanderbilt, so that means higher ceilings. The dedicated public "cultural" space at the top is very interesting. I wonder if it would be something similar to the "winter-garden" concept earlier imagined for Vanderbiilt. All will be revealed.


Anyway, I like this one better than the Brooks Brothers building...

It would be quite sad if two beautiful buildings are razed, and RFR's PoS next door remains standing. However, I expect that SLG will do everything it can to acquire 350 since 346's northern views will be blocked if someone else develops an equally tall tower on 350's site in the future.

This looks pretty nice. I'd rather keep the Brooks Brothers building though. There's so much crap that should be redeveloped on Madison.

Surprised this came from SLG.. Having worked at the sausage factory, firmly believe that this is posturing while simultaneously vying for control of Aby's site (through the debt or other, less seemly means). Marc has been hunting much larger development opportunities

I don't doubt that he's trying to get Aby's adjacent tower. Doesn't Aby's building have quite a few office tenants with leases though?

Looks pretty good. Floorplates will be for hedge funds and other boutiques.

Any guestimates on height?

Aby has been clearing the building - have seen the tenants at 350M out in the market for space through their tenant reps. Believe he's been doing it for some time and likely why he let Alphasights (former anchor) move to 100 park instead of trying to keep them in-place a few years back.

Unsure what Aby's plans are since SLG took down 346 - perhaps a potential JV with SLG / an outright sale for a higher price is on the table if he can offer a straightforward path to vacancy.

Sadly nearly everthing I know on 2WTC has either come from or is already out on this forum. (Nothing new but) Amex has been talked about around the hoop as a pretty sure thing and just a matter when they choose to announce/line up the capital stack

Agreed - 1+1=3 situation

400-410 park information has been pretty limited but sounds like a few parties are involved on something that could be quite interesting, trying to line up empty building(s) in the future. Nobody really knows what Gary is doing across the street yet but as we all know it's sure to be something, people think condos but wouldn't be surprised if he finds a mixed-use scheme. My guess on 400/410 is the trophy $300+ rents route

I’m curious if Lois has accurate information about 570 Fifth adding 600,00 sf. That seems hard to believe.

I may have alluded to this under a separate thread a few weeks ago re: Gary buying up the air rights from the 5th ave church. Could have been for this. Still can't confirm any of this myself so take it for what its worth but people seem to understand that as a closing of an option contract he's had with the church as part of 570. Air rights transfers and FAR engineering are way outside my wheelhouse so I cant speak for how elligible they are to atach to 570.. but if anyone could find a way, who else but?

I clarified in that respective thread that those air rights did not go to 570 because they can't.

It looks conceptual, and is basically a copy paste from One Vanderbilt. I can't believe that the final design would be that lazy, but its conceptually what they said they would build. You can even see the public space at the top.
