Smile NEW YORK | 395 Flatbush Ave | 840 FT | 72 FLOORS

The city will produce housing at the 395 Flatbush Extension site in Brooklyn....

Quote:
In 2025, the Adams administration will continue that work and advance the first sites for development, including 100 Gold Street, where over 2,000 new homes will be created just steps away from City Hall.

The Adams administration will also advance housing projects at 395 Flatbush in Downtown Brooklyn, on the waterfront at Coney Island West, and in St. George on Staten Island. Collectively, these housing projects and others are expected to produce over 8,700 units, with additional public sites to be announced later this year.

Thrilled to see that awful darth wedge bite the dust. This corner will really complete the radical revamp of this stretch of Flatbush.

Lol, "darth wedge", that's a good name for it.

isn't that a corten steel facade? It gave downtown some added character. Especially with all the white and blue going up. Sad to see it go if that's what planned instead of just a conversion of the building. I'd rather see that piece of junk across on Flatbush with the CVS gone before this one.

Me too. I’ve always hated that PoS.

It's definitely not Cor-Ten. That oxidizes rust/orange not black.

I thought this was black anodized aluminum, but I could be wrong.

Either way it's a horrible looking building with no modern architectural merit in my opinion and it won't be missed in the slightest.

As for the Con Ed building across Flatbush - another looker - it's only a matter of time before we'll get to say goodbye to it as well.

^ Yes, the push for more density and housing in the urban cores of the city will go right in hand with the newly expanded residential FAR limits.

Given that the city is likely to build to the new 18 FAR, this site is likely to see a 1 msf+ residential tower.

Is this going to have market rate and affordable housing? I hope so because it should ensure a better design.

most affordable housing design is worse than market rate imo

This should be a huge residential tower. Maybe a supertall or near-supertall. In any case, it's gonna fill out the BK skyline.

Anyone know the location of the UWS tower? I was listening to local news and caught word that Adams also announced some giant UWS residential tower, with a new library at the base. I think 1,000 units. Anyone know where?

How did such a dreadful building ever get built? It looks like a goddamn barge. Can't you see a garbage mountain coming out of the top?

I agree. I suspect that the City will require a large number of AH, so I hope that it has even more MR apts. to ensure a reasonable design as with BP's project on 11th Avenenue.

The city is not pushing this massive creation of housing to produce more market rate units. They're already being built all over the city. That's why all of the buildings with the larger allowable FAR will include affordable housing, and why the city owned properties will likely include more affordable housing than most. Private developers are already building market rate, some with a little affordable housing. The city doesn't need to double down on that, because most New Yorkers can't afford the market rate.

They're talking about Manhattan here, but it applies citywide:

Quote:
https://www.nyc.gov/site/planning/plans/manhattan-plan/manhattan-plan.page

Manhattan is an economic engine, a global leader in jobs, innovation, and commerce. It has long been a place where someone could rent an apartment and start their journey. But in recent decades, this possibility has become increasingly out of reach for New Yorkers.

The Manhattan Plan is an initiative to reverse that trend by adding 100,000 new homes to the borough over the next decade, allowing Manhattan to pass the 1 million homes mark.

It will make use of housing tools created through City of Yes for Housing Opportunity, including new high-density residential districts that require Mandatory Inclusionary Housing.

I think that UWS location is where there is an existing library. But this site in Brooklyn should be a nice partner to the Brooklyn Tower.

With City of Yes for Families, we'll build 800 units of housing alongside a brand new library on the Upper West Side. Creating what is known as the Living Library. The largest in city history.
Haven't identified the site yet.

100 St b/w 9 and 10 Av... Superblock behind Columbus Square. I really wish the street grid could be reconstructed where possible but I'm not hopeful.

Aha, that's right. They're redeveloping the Bloomingdale Library, on 100th Street.

Hope they tackle the NYCHA housing, just to the north, next. That whole area has to be rebuilt.

Are we sure? Seems that place was just renovated.

The Adams administration said they're replacing the Bloomingdale Library, so it seems to be the likely new location. That site appears to have a big footprint for a new tower.

I'm sure we'll get more details shortly.
