34-Story Tower Proposed For 650 Harrison Street In SoMa, San Francisco

New plans have been filed for a 34-story residential tower at 650 Harrison Street in SoMa, San Francisco. The project applicant, N17, is the same developer from the Builder’s Remedy-assisted proposal to potentially create over a thousand homes at 80 Willow Road in Menlo Park. The developer has also filed similar plans for a 31-story tower at 598 Bryant Street. Allrise Capital is the property owner.

BDE Architecture is the project architect. Illustrations show a dynamic curtain wall skin composed of glass and cement plaster. The tower is articulated by several framed sections with undulating windows inspired by the Bay Windows that are popular across the city. Sidewalk improvements by the project will be limited to new tree planters and bicycle parking. CREO, the landscape architect, will be largely involved with designing the rooftop deck and a second-level patio connected to the fitness center.

The development is on the same block as 395 3rd Street, where Strada is pushing plans for a 35-story apartment tower with an elegant design by Henning Larsen. Across Harrison Street, there are approved plans to build two more office towers and one residential building for the One Vassar master plan.

This one got a lot better looking. The height and units increase is nice too! A win-win all around.

Update for 180 Hawthorne Street Increases to 40-Story Tower in SoMa, San Francisco

New plan set details have been published for the residential redevelopment at 180 Hawthorne Street in SoMa, San Francisco. The project, formerly addressed as 650 Harrison Street, has added six additional floors with even more housing to come to the small quarter-acre site. N17 Development is sponsoring the proposal on behalf of property owner Allrise Capital.

BDE Architecture is responsible for the design. New plans by the studio completely reimagined the tower compared with January’s iteration. Starting at the base, the update includes a historicized three-story stone veneer facade built around curtain wall glass. The highly visible south and east facades across the tower will feature bold vertical mullions rising from above the podium to the parapet, narrowing at the peak to complement the structure’s height.

The ground floor will include the residential lobby and reception facing Hawthorne Street, with the garage lamp and trash facing Harrison Street. The second floor will give residents access to a fitness center and co-working room. The remaining amenity space will be centralized at the rooftop with landscaped outdoor seating, a small pool, a sauna, and an indoor lounge.

That's a significant design improvement over the first iteration. Now they need to revise the design of the second tower on the south side of the 101*.

*You can tell I'm an LA geek by the use of "the" in front of 101.

The podium/first few floors looks amazing - really high-class design with art deco throwbacks. Loving this update all around, hoping they can move it forward!

Big design improvement! I think it'll compliment 395 3rd Street nicely if that goes up too.
