Miami Worldcenter Getting Two Supertall Residential Towers By Developer Naftali Group

New York-based developer Naftali Group has announced plans to build two residential towers at Miami Worldcenter.

The towers will be supertalls, according to a press release.

The project will have condo units available for sale. Pre-sales will launch at the end of this year, Naftali said in a statement.

The development site is at 1016 Northeast Second Avenue, formerly owned by Akara Partners.

Naftali said it has already closed on the purchase of the site for $40.5 million. Mika Mattingly, Executive Managing Director at Colliers’ Urban Core Division, represented both the buyer and the seller in the transaction.

Up to 1.3 million square feet of development can be built on the site.

The developer, which is led by Miki Naftali, has a history of hiring top architectural talent.

In New York, Naftali just completed The Benson (by architect Peter Pennoyer). They are also near completion of The Bellemont (designed by Robert A.M. Stern Architects) and 200 East 83rd Street (also designed by Robert A.M. Stern Architects).

A spokesperson for Naftali said the developer would announce an architect and exact height for 1016 Northeast Second Avenue at a later date.

More Miami Worldcenter: FAA Application Submitted For Naftali Group Site, Where 2 Towers Planned

Developers appear to be moving forward with plans to bring additional towers to Miami Worldcenter, with a new height approval request just filed with the Federal Aviation Administration.

The latest application is for the Naftali Group site at Miami Worldcenter.

According to the September 19 filing, developers plan to build up to a height of 684 feet above ground, or 691 feet above sea level at the property.


Naftali Group purchased the property in March for for $40.5 million.

A sales center for Paramount Miami Worldcenter previously operated from the site.

According to the March press release from Naftali, condo sales were planned to begin before the end of this year. Twin towers were being planned for the site, Naftali said at the time.

cute that they tried to pass this off as a 'supertall' development in a neighborhood where nothing can be built above 699' But at least we can expect a stunning design considering its Naftali. I expect these to be equally as nice if not better than RAMSA's St Regis Towers.

Renderings Surface For Naftali Group’s Planned 700-Foot Skyscraper At Miami Worldcenter Block A

Renderings have emerged for 1016 Northeast 2nd Avenue, a proposed 65-story mixed-use skyscraper within the eastern section of Miami Worldcenter Block A in downtown Miami. Designed by Arquitectonica with Kimley-Horn as the civil engineer and EDSA as the landscape architect and developed by Naftali Group, a global real estate development and investment firm based in New York, the 700-foot-tall structure would yield 1,288,063 square feet of space, including 786 residential units, nearly 36,000 square feet of amenities, 3,611 square feet of ground-floor retail space, and 591 parking spaces. The 1.02-acre site, flanked by Northeast 10th and 11th Streets to the south and north and Northeast 2nd Avenue to the east, is situated adjacent to the elevated platform of the Eleventh Street Metromover Station. The developer is currently pursuing approval for the project, which is set to be reviewed by Miami’s Urban Development Review Board (UDRB) on April 19, 2023.

The tower’s design showcases a distinctive structural profile that deviates from the traditional rectangular form, featuring curved corners and subtle wave-like horizontal lines gracing all elevations. In true Arquitectonica fashion, the east and west-facing facades are consciously broken up by balconies, depicted as striking lines in the renderings, resulting in a textured appearance synonymous with the firm’s signature tower designs. A notable division between levels 44 and 45 bifurcates the structure into lower and upper segments. The lower portion of the building diverges from the central tower, extending towards the southeast corner of the podium, and then recedes into the main structure, from which the upper tower ascends. This innovative design approach imbues the building with a modern and captivating aesthetic, symbolic of the dynamic architectural landscape of downtown Miami.

Amenities at 1016 Northeast 2nd Avenue would be spread across the 9th floor, the mezzanine level above it, and the 44th floor, which includes landscaped decks with pools, covered terraces, and several interior spaces.

67-Story Condo Tower At Miami Worldcenter Officially Announced

Naftali Group has announced plans for the JEM Private Residences condos at Miami Worldcenter.

The private condos will be located starting on level 43 and up in a tower that will rise 67 stories. The tower will rise over 700 feet, the developer said.

A total of 259 condominiums are being sold, with studios to four-bedroom units ranging from 469 to 2,052 square feet. Prices start from the $540,000s.

Residents will have access to a 50th floor amenity level that has been “designed to compete with any high-end luxury hotel.”

According to plans submitted to the UDRB earlier this year, the tower will have a total of 786 residential units.

The lower floors will have rental apartments with a separate entrance, according to the SFBJ.

Demolition at the site has already been completed.

Arquitectonica is the architect. Rockwell Group is handling interior design.
