[Burnaby] Lumina Brentwood | U/C

This is my first thread, so please pardon the mediocrity!


Not much information is available so far, but this is what we have so far:

Developer: THIND Properties
Architect: Chris Dikeakos Architects
Address: 2425 Beta Avenue, Burnaby
Current Status: Preconstruction

It will be a master-planned residential community with one, two and three-bedroom condos and townhomes. At least one of the towers will be 39 stories tall (https://www.buzzbuzzhome.com/ca/lumina-brentwood). There will be 802 apartment units and 61 townhome units (http://www.wallacegreen.ca/buildings...5-alpha-avenue).


The first tower will be called "Waterfall". (http://www.wallacegreen.ca/buildings...5-alpha-avenue)

3 storeys for ground-oriented townhouses fronting Beta Avenue and Alaska Street
39 storeys for the Waterfall building interior to the site.
37 storeys for the Garden building fronting Alaska Street
28 storeys for the Starling building fronting Beta Avenue
24 storeys for the Observatory building fronting Alpha Avenue.






Other details:

Priced from $380,000
9-ft ceilings
Residential-only community
Concierge Service
Integrated Bosch appliance package
Air conditioning
Neighbouring a new 13-acre park

The marketing material states that there will be four towers but that appears to be false. The rendering only illustrates 3 towers and other sites indicate only 3 towers will be built.

The first tower will be called "Waterfall". It is adjacent to the Concord Pacific masterplan community Concord Brentwood and will be located beside a proposed new park. It looks pleasant enough, but very stereotypical of Brentwood, indeed much of Vancouver.
One thing for sure, it will only add to Brentwood's emergence as maybe the leading town centre in metro.

It is stereotypical. However, I have come to realize that it may be a good thing. If all suburban buildings were designed for solely aesthetic purposes I shudder to think of the price point to purchase a unit. It would add, at least, 30 thousand to a unit. I would be out of the area if that were the case. Also, functionality comes into the picture. Square shaped building allow for maximum use of space. Curves and other design features may create oddly shaped units that could be difficult to furnish and may create dead zones. It is a fine balance, ensuring something looks good while, at the same time, making sure that it is functional and within reach of your purchasers.

As for the statement that Brentwood is the top town centre I second that. What is happening in the area, with upwards of 20 hi-rise buildings being constructed at one time, is unprecedented (?) in the region. Factor in the exponential growth of retail opportunities in the area and the increase in restaurant space it will certainly feel more urban in five years time.

I believe that this is first development of this size for Thind. They sure are being ambitious with this three tower development.

All I can find is that the first tower will be called "Waterfall". Pre-sales will be starting soon based on all the realtor "VIP pre-sale access" advertisements for Lumina Brentwood. Perhaps someone with experience sifting through the City of Burnaby's database can find more details on the project.

This is right next to Milano which is currently under construction, so tgere will be four towers in the immediate area. The transformation of Bretwood will be amazing (pun intended).

This lower area of Brentwood will undergo crazy level of change over next 5 years with Lumina, Concord Brentwood and Milano reshaping that whole area essentially.

Looking at the building shape with the floorplans, I think the 1st phase building is the tallest one. Not sure tho...

I don't see a ROW for Alaska way extension. I was under the impression it was to be extended to Beta avenue. For such a up-zoning I hope the city is getting its ROW. It is absolutely logical to extend the street to Beta.

A further dedication of 0.5 m along the Beta Avenue frontage will be required to accommodate the planned Town Centre (local road) standard. Due to the extent of required road dedications, it is proposed that the 30.0 m. dedication relating to the construction of Alaska Street be transferred to the City as a fee simple lot, for road purposes, at no cost to the City with

Not sure what is happening with that Carter Auto Body shop to the south of Milano, the city would need to acquire this lot as well to extend Alaska Street.

Looking at that community development link, does that mean the land north of Lumina (north of Dawson) has a potential to have high rise blocking those north facing unit?

I don't like Waterfall for a condo name, Gets easily mixed up with Watercolor ,
Which is another condo somewhere in the neighbourhood.Besides any reminder of water is unsettling for a condo. This condo is fairly close to Still creek I think and hence ground water..they should simply name it Lumina 1, 2,3. How about Rainbow 1,2 ,3. IMO anyway
