250 Springbank Drive - two 15s (Approved)

The proposal for twin residential towers on Springbank Drive at the coves has been stalled since 2013. Any update on the status of this. It would be a huge improvement to the area and eliminate the blight of what's currently there now.

Maybe Tricar should look at buying this land, (former Toyota dealership). Sitting vacant for years now and the site would be very good for a project. Only real downsides are the view of the mobile home park and occasionally smells from the sewage treatment plant.

Looks like there is some activity on this proposal.





250-270 Springbank Drive - The purpose and effect of this zoning change is to amend the existing Bonus Zone to allow for affordable housing and an open space area, and add a special provision to permit an overall lot coverage of 29% maximum. Possible change to Zoning By-law Z.-1 FROM a Holding Residential R9 Bonus/Office Residential Special Provision (h.R9-7.H42.B(49)/OR4(2)) Zone and Open Space (OS4) TO a Holding Residential R9 Special Provision Bonus (h.R9-7( ).H51.B( ) Zone and an Open Space 4 (OS4) Zone to permit an increased height of 51.0 metres maximum, and include a special provision to increase lot coverage to 29% maximum. This amendment would continue to permit the two tower residential development with modifications to the form to include the removal of the commercial and LEED certification elements. It should be noted the owner will not be seeking LEED accreditation, however, the development is still proposed to still achieve most of the benefits of LEED. File: Z-9310 Planner: A. Riley ext.4579

City has planning application billboard up with artist rendering of proposed 2 tower project. Still not sure who the developer is thou.

From info I can find, Rand is the developer. They built those townhouses on the north side of Sarnia Road west of the CPR bridge with the New York names for the roadways. They are also building in the Singleton Rd area, south side of Southdale west of the Hellenic Centre.

Planning committee approves project. Full council up next.


Springbank Drive has a number of underutilized commercial properties on that stretch that could be replaced with high density residential in the future. For example the plaza further to the west with the Giant Tiger would be great location for a multi tower mixed use development in the future.

It is good to see that section of Springbank getting developed as it's close to downtown and Wortley. Always struck me as odd that the section from Wonderland to Wharncliff was so bland and yet the section west of Wonderland was so nice.

Not overly surprised by this. RAND developments doesn't strike me as being a high rise developer. Townhouses appear to be the extend of their expertise. $10M asking price seems a tad high for the lot. Might sit on market for a while unless the "landlord" decides to add to his land bank.

Apparently this site is still for sale. Ad says final site plan approval is expected Sept 2022. I doubt whoever decides to buy this land will build what the previously land speculator proposed. Hopefully a real developer buys it and moves ahead with a new proposal.
