Melo Group’s planned Aria on the Bay project is set to include 647 residential units in a 50-story tower, according to the developer’s website.

Arquitectonica is the architect for the project. In 2005, an Arquitectonica-designed project called On The Park was approved for the Aria site at 1770 North Bayshore Drive – south of the 1800 Club, and north of Bay Parc Plaza.

Aria will also include 40,000 square feet of commercial space, along with 1,035 parking spaces.

Melo’s Melody project is much further along in the approval process than Aria, so the specifications for Aria could be changed. Construction on Aria is targeted to begin in fall 2014.

Melo Group to launch third tower of construction cycle

Some three years after igniting the current vertical residential development boom in South Florida, the seemingly instinctive Melo Group is preparing to launch sales for its third new condo tower in Greater Downtown Miami since the recovery began from the last real estate crash.

Next month, Melo Group plans to begin presales for the proposed 53-story, 647-unit Aria on the Bay condo tower designed by acclaimed architectural firm Arquitectonica on a North Bayshore Drive site across from Margaret Pace Park in the Edgewater neighborhood.

The project will mark the largest South Florida residential project to date for the family-owned company that delivered its first Miami tower in August 2003. All told, Melo Group is currently constructing – or has already developed – more than 3,000 rental and condo units in the city.

O even better. I've noticed a lot of these projects seem to gain height from when they were originally proposed. Another 500+ essentially. Bobdreamz, seems like you might need to update your signature. Especially when World Center begins

^ It does look like it would be around 600 ft. but at 53 stories it would probably have to sit atop of a parking podium to reach that height.

For reference the tall building on the left/south (Opera Tower) is 543 feet and the tall building on the right/north (Quantum on the Bay) is 554 feet according to emporis.

Demolition is now underway at the site of Aria On The Bay.

The 647-unit project is being developed by Melo Group, with Arquitectonica as the project architect.

Construction is expected to begin in February 2015.

Melo Takes Miami Condos to New Heights

Melo Group has earned its place as one of South Florida’s most active residential real estate developments. Now, the developer is taking condos to new heights—literally and figuratively.

Now 97% sold out, Melo’s 165-unit Bay House has topped-off construction at 38 stories. At the same time, the newly-launched 647-unit Aria on the Bay tower has surpassed $200 million in sales. Both projects are located within Miami’s urban core.

These projects are part of what will go down in company history as its most active development year since 2001. The firm secured multiplied millions of dollars in financing, delivered two residential towers, and launched construction and sales for two more projects in the past 12 months.

“Melo Group’s success is the result of more than 60 years of experience in the real estate industry and the company’s vision for turning around underserved neighborhoods,” says Alicia Cervera Lamadrid, managing partner of Cervera Real Estate, Aria on the Bay’s exclusive sales and marketing partner. All told, Melo plans to deliver an additional 2,000 residential units over the next two years.

But let’s do a quick year end review of Melo’s activity. Melo topped off construction at Flagler on the River, a 300-unit mixed-use tower in the Miami River District. The building was fully-leased a few months later—before the grand opening.

Melo secured a $40 million construction loan from Florida Community Bank to fund the development of the 165-unit Bay House condominium in April. By that time, the project had already reached the sixth-floor level.

^ That still seems too short of a height for a 53 story tower though unless the amount of floors will be less than 53.

The FAA wants this capped at 460 feet. A recent warning was issued to the developers from the organization.

Aria on the Bay Condo Sales – UPDATE

As most of you know, Aria on the Bay is soon to be a Miami luxury condo tower situated bayfront in Edgewater, the trendiest neighborhood in Miami, offering sophisticated, modern residences and exceptional amenities. Although Aria on the Bay is not scheduled to be completed until late 2017, I just confirmed with the developer that 42% of the entire building has already been reserved, and these reservations will be converted into contracts sometime next week!

For those of you teetering on the fence of whether or not to reserve a condo unit at Aria on the Bay, it’s time to make a decision. Right now, the average price per square foot is $536, but the developer confirmed that prices will increase at Aria on the Bay’s official launch party of the new sales office which is currently scheduled for sometime during the week of February 12th.

Melo Group received approval today from the FAA to build Aria On The Bay at 535 feet above ground.

Melo is now converting reservations in the 647-unit tower into contracts, and construction is expected to begin soon.

The 50-story project will also include 1,035 parking spaces and 40,000 square feet of commercial space.

Aria was one of four towers erroneously cited last month by the DBR, a local business tabloid, as being threatened by FAA action. Two of those have already been approved, with a decision on a third expected imminently.

Melo Group About To Break Ground On 647-Unit Aria On The Bay

Melo Group is on the verge of beginning work on the 50-story Aria On The Bay – their biggest and most luxurious project yet.

Earlier today, a permit to begin piling work was issued by the city. A foundation contractor delivered equipment to the site yesterday.

Aria will include 647 condos, which ranks among the highest number of units in a single building in Miami. It will also have 1,035 parking spaces and 40,000 square feet of commercial space. Arquitectonica is the architect – the first time that Melo has used a better-known architect.

Last month, the FAA granted approval for Aria to be built at 535-feet above ground.

Melo is also finishing up the nearby 38-story Bay House project. That project will begin closings within the next few days.

At Bay House, Melo has sold virtually all the project’s 165 units, at prices averaging just above $500 per square foot. Buyers have already placed a 50% deposit on units, with the remainder now due at closing.
