Biscayne Beach Gets $120M Construction Loan From Blackstone

Developers building the 51-story Biscayne Beach condo tower have obtained a $120 million construction loan.

An affiliate of Blackstone Real Estate Debt Strategies provided the funding, which offers future draws that cap out at $240 million. Blackstone also recently provided a $290 million loan to the Four Seasons at the Surf Club in Surfside.

Construction on the 399-unit tower began in April. The developers are GTIS Partners and Eastview Development.

Foundation In Place, 51-Story Biscayne Beach Ready To Go Vertical

On November 22, a convoy of trucks poured about 6500 tons of cement to create the foundation for the 51-story tower. The continuous pour lasted 12 hours, with about 300 cubic yards of cement poured per hour .

Developers Eastview Development and GTIS Partners have submitted plans to the FAA to build to a height of 593 feet above ground. Those plans are still being reviewed by the agency.

A tower crane is also now in place at the construction site, located at 711 NE 29th Street (see photos below).

When complete, Biscayne Beach will include 399 units. Hamptons-based eatery Tutto Il Giorno will be a tenant in the beach club.

With the topping off of Biscayne Beach at 550 feet | 167 meters this is Miami's 35th. skyscraper over 500 feet | 152 meters.

Miami now matches Houston in the US for completed or topped out skyscrapers in this category except the city of Houston is no longer building anything taller while Miami has another 15 skyscrapers over 500+ feet still under construction.

Brickell Heights put out a press release that they topped out but they are still rising a little, the first Paraiso tower isn't far off from topping out either. Does the 35 count SLS? A bunch more (Echo, Solitaire, SLS Lux, the rest of the Paraiso's, 1010 Brickell, Flatiron, 1000 Museum...etc) will are still U/C. The number should be in the low 40's by the end of the year.

There are 31 completed towers over 500+ feet | 152+ m in the city of Miami.

Another 19 towers are currently Under Construction with 4 of them having "topped off" within the last year leaving 15 towers still under official construction.
The 4 "topped off" towers are :

Biscayne Beach | 167.6m | 550 ft. | 51 stories | Residential

Rise (BCC) | 158.5m | 520 ft. | 45 stories | Residential

EAST Hotel (BCC) | 157.3m | 516 ft. | 41 stories | Serviced apartments / Hotel

Reach (BCC) | 153.3m | 503 ft. | 44 stories | Residential

The 35 count doesn't include the SLS Brickell since I'm using the CTBUH database but it should be included:

If you include the SLS Brickell the count would rise to 36 completed and/or topped off for Miami now with 14 towers over 500+ feet still under Construction.

I haven't heard if Brickell Heights topped off already? If so we have surpassed Houston already.
