Biscayne Beach Gets $120M Construction Loan From Blackstone

Developers building the 51-story Biscayne Beach condo tower have obtained a $120 million construction loan.

An affiliate of Blackstone Real Estate Debt Strategies provided the funding, which offers future draws that cap out at $240 million. Blackstone also recently provided a $290 million loan to the Four Seasons at the Surf Club in Surfside.

Construction on the 399-unit tower began in April. The developers are GTIS Partners and Eastview Development.

Foundation In Place, 51-Story Biscayne Beach Ready To Go Vertical

On November 22, a convoy of trucks poured about 6500 tons of cement to create the foundation for the 51-story tower. The continuous pour lasted 12 hours, with about 300 cubic yards of cement poured per hour .

Developers Eastview Development and GTIS Partners have submitted plans to the FAA to build to a height of 593 feet above ground. Those plans are still being reviewed by the agency.

A tower crane is also now in place at the construction site, located at 711 NE 29th Street (see photos below).

When complete, Biscayne Beach will include 399 units. Hamptons-based eatery Tutto Il Giorno will be a tenant in the beach club.

Miami’s Biscayne Beach Condominium is Rising Fast; Construction Reaches 25th Floor

The 399-unit waterfront tower is on track for completion in late 2016.

MIAMI, FL – September 3, 2015 – Construction is moving along at a rapid pace at Biscayne Beach, a new 52-story luxury condominium project underway in Miami’s East Edgewater neighborhood. Crews have already surpassed the building’s 25th floor, with one full level being completed every five days. With nearly all of its 399 units already sold, the waterfront tower is on track to top-off construction in March of 2016 and deliver later in the year.

On the heels of Biscayne Beach’s success, the project’s development team recently launched sales for its newest condominium project, Elysee Residences. The 57-story boutique tower will feature only 100 luxury residences, with preconstruction prices starting at $1.65 million. The project is expected to break ground in the first quarter of 2016, with completion slated for the second quarter of 2018.

Article:Biscayne Beach Celebrates Topping Off Ceremony

On May 10, Biscayne Beach celebrated a major construction milestone with a glamorous topping off ceremony. The highly anticipated 391-unit, 52-storey Miami beachfront condo development designed by WHLC Architecture for developers Two Roads Development and GTIS Partners has already sold approximately 99% of all available units. Hosted by general contractor Plaza Construction, the topping off ceremony was attended by the developers and architects responsible for the tower's construction, along with a crowd of press personnel and future residents.

With the topping off of Biscayne Beach at 550 feet | 167 meters this is Miami's 35th. skyscraper over 500 feet | 152 meters.

Miami now matches Houston in the US for completed or topped out skyscrapers in this category except the city of Houston is no longer building anything taller while Miami has another 15 skyscrapers over 500+ feet still under construction.

Brickell Heights put out a press release that they topped out but they are still rising a little, the first Paraiso tower isn't far off from topping out either. Does the 35 count SLS? A bunch more (Echo, Solitaire, SLS Lux, the rest of the Paraiso's, 1010 Brickell, Flatiron, 1000 Museum...etc) will are still U/C. The number should be in the low 40's by the end of the year.
