Good design is key... I would hate to see another "Broadway" built. I hope it connects well with the street to give it a good walkable and urban feel to that space and create real density. I hope it also makes use of the space alongside St. Mary's St. and provides a bit of a nice welcome to DT on that corner, or at least a better job than that which we get on Alamo.
It looks like it could easily be more than 7 floors along the river side; the Hyatt Place a bit north is 7 and the HDRC was okay with the shadows that produced. For that price tag, it seems like they would have to maximize the the usage to get a good return. I'm imagining something like this with maybe an extra plaza or public space on the right corner. Something like this would make use of that long lot and address the river, Chavez and St. Mary's side while keeping the "back of the building" out of sight.
This one has condos and apartments and has a grocery store...
