Cool Austin | Hilton Garden 17th Street Hotel | 230 Feet | 18 Floors | Complete

This project may be worthy of its own thread, but I'll post it here for now.

A surface lot at the corner of Lavaca & 17th St. appears to be the site of the "17th Street Hotel" being developed by HRI based in New Orleans. The site has no CVC, and the hotel will have 204 rooms. So depending on whether the parking is above or below ground, this could have decent height for that area. The nearby Guest Quarters hotel has 188 rooms and is 15-stories. Here's the site plan that was filed today. No details yet:

V. interested to see what they think that neighborhood needs. They manage a Hyatt Centric in NOLA, and that caught my eye as a likely candidate. Or, of course, a nonbranded independent.

The increasing cultural impact of SXSW every year may have an impressive impact on the area, now that they've chosen to locate their headquarters there. Being sandwiched in on the other side by cool-kid West Campus (including the AC/Autograph and Moxy) and UT isn't going to hurt either. Trendy, smaller hotels could find a huge market here in the near future.

More incentive for the Guadalupe/Lavaca rail line? We can fantasize haha

I've said it before-- this stretch of MLK is turning into a great little hotel node. Hotel Ella, Autograph/Moxy, ATT Conference Center, and now this one, whatever it is.

Prime area between UT and the capitol on the north end of Downtown....
Area is ready!


EDIT... their properties in historic building look cool...... new properties : not so much.
Fingers crossed its not generic and boring.....
!

The site from Streetview:
Based on the number of hotel rooms of both this and the Guest Quarters, and the footprint of both and the size of the lot of this, I would be expecting a 200 footer. That lot is relatively small. If it has parking within the tower, it could end up being a bit taller, perhaps even pushing 300 feet.

A Land Status Determination for the hotel site was completed in April. The attachment link is broken, so no telling if that had more info. But according to the LSD, the site is only .2 acres. So a 200+ hotel room at the site could be fairly tall - especially if it's on top of one of those parking podiums that we all like so much. There will be a restaurant as well.

Assuming the site is just the parking lot, and does not involve demolishing the adjacent building, it would be virtually impossible to include parking, unless it is robotic. The Aloft was built on a similar sized parcel, but did include an adjacent building. They elected to not include any on site parking due to the limited property.

The file on the LSD for the "17th Street Hotel" site opens in any browser that's not Chrome, and it didn't have much additional info. But the site for this project is only the parking lot site at 1620-1624 Lavaca. The little Florist building next door is 1616 Lavaca.

The ATX, feel free to move this post and your posts on this project to create a thread for it.

Site plan for the "17th Street Hotel" was posted to the AULCC page. No elevations, but it is being called a high rise hotel.

This notes that the gross square feet will be 134,904 square feet, which actually isn't very big. Based on that and the 8,712 square foot lot size that The ATX posted about, this would be at least 15 floors, maybe 16. No doubt a 200 footer, but not a very tall one depending on what kind of roof it has.

The first page of the site plan says 18-stories, and there doesn't appear to be any on site parking.

Here's the ground floor from the site plan. The elevations are on page 34. But only three pages were posted to AULCC. No hint of the operator yet. But I'm guessing a Hyatt brand.

I just realized this project is on the site that AusTxDevelopment posted about in the Update thread over a year ago. The marketing flyer he linked to states that there is a 120' building height limit. But it is eligible for a density bonus allowing for a building up to 400'.

It's been a slow news week for development, but I'm trying.

The site plan went into review this week, so we should get more details about this project late next week. That's because the formal site plan filing typically gets attached to the site plan application a few days after it goes into review.


Edit: The formal site plan filing update to the site plan application had nada new info.

400 feet. Man, what a missed opportunity for a significantly taller building in that area. Although, it's not like they're in short supply these days.

This one is moving right along. In the past week there have been some drilling permits filed as well as what I would call the Great Streets permit which is typically filed shortly before or after a site plan is approved. This site plan is still in review.

Given the location, this feels nice. Good height, will bring people into a kind of dead zone between campus and downtown.

Still can't sleuth the brand for this one. None of the trade papers have really followed this project, and the HRI Properties site doesn't name this as being in development yet.

I'm still pretty sold on Hyatt Centric, though HRI looks like it does a lot of nonbrand stuff, too.
