All righty: all the stuff going on at or anywhere near this corner. Maybe one day we'll even be talking about Fulton Grove development- haha.

Speaking of Fulton Grove, any progress on that front? Last I heard, the developer was threatening to take his ball and go home because the council was making him move the car access to back lanes instead of front access. If I recall, Lukes asked him something to the effect of "Why did you apply for TOD zoning if you were going to insist on front driveways and parking lots?"

Where is Fulton Grove exactly? I somehow missed this story.

Yeah, transit-oriented development around Beaumont Station. Unlike the stuff around Fort Rouge Station, this one was to have some appreciable mixed-use density toward the eastern end of the site.

They got people sort-of excited when they renovated those old apartments off McPhillips some 15-odd years ago. But everything since then has pretty well been an f-cluster.

phase 1: a bunch of shitty stucco SFR, build immediately
phase 2: some 5-over-1s surrounded by parking lots, maybe build in 5-10 years
phase 3: actual density we include in the render to convince city planners we're not just building another sprawling suburb but have no actual plans to build

The tread title should probably read:

Winnipeg | Pembina Hwy Developments

That way it will cover all developments along Pembina as there are many more south of Jubilee.

I wanted to start this thread to draw attention to a particular area and the vast changes that are taking place within walking distance of the Pembina/Jubilee hub in every direction. This intersection is bordered by areas with long histories and deep senses of community that are not really connected to the Pembina south of Bishop Grandin.

I think the former Scandals site should be declared a heritage location. At least a plaque on the building, perhaps?

"Here once stood the proud home of 10 cent draft "beer" Mondays, $1 Tuesdays, Thirsty Thursdays, and making out with strangers before going home smelling like an ashtray." This is something that should be commemorated.

If its not too late with Zoning let's petition the city to get them moving that parkade below ground and recreate Scandals/Area Night Club/Whatever else is was over the years as the first 2/3 floors of the building. I'm sure the residents of Onyx and surrounding buildings would be thrilled to have that back.
