Saskatoon | 639 Main Street | 15 floors | ??m | U/C

Well I received the following notice in the mail so I guess the first render is now public and I am allowed to share it:

I can't wait to hear everyone's thoughts. (I am not associated with this project in anyway)

Just lurking from Winnipeg and I gotta say I quite like this project and from a quick google map it seems like it’ll be a great fit in the area. It reminds me of 300 Assiniboine over here (mostly the cladding).

From what I’ve been hearing you guys have been filling your downtown quite nicely. I haven’t been to Saskatoon in almost a decade and I just gotta see these developments for myself. How different does the inner city look compared to 10 years ago in y’all’s eyes?

Saskatoon has had a great downtown core for a number of years (My boundaries of that "core" would be 1st Ave., the river, 20th, and 25th). River Landing combined with River Centre and Remai has extended it past 20th so that the river is now the south and east boundary of downtown.

The refresh of Midtown was long over due and it has tied downtown and 20th street west of Idylwyld together. Saskatoon's downtown outside of the core section has far too many "dead zones", either because of surface parking lots or street frontages that do not interact with the pedestrian environment.

I have three items on my wish list for the continued growth of DT S'toon:
  • Fill in the parking lots to the north and south of Midtown (small ya later Toys "R" Us; downtown arena anyone???)
  • Transform Idylwyld from a car-centric stroad to a complete street that serves pedestrians, transit, and SOVs equally
  • Redevelop the Central Industrial area (remove the CPR switching yards, no more DT trains; provide housing to polytech students; connect Caswell Hill to the river and downtown)

If you were to visit after 10 years the most striking change would probably be the buildout of the River Landing area. Broadway has bulked up a bit with a few projects in that period. Riversdale is probably a good deal livelier.

Yes, this was a few weeks ago. Maybe I’ll walk over on this lazy weekend and upload an update, but I don’t think too much has changed yet.

In the absence of underground parking, this thing should start to rise fast!

On another note, good lord how I'd love to see the city start burying overhead wires around there. This building could be a work of art and it would still be bordered by wires on Dufferin and Main. Something tells me that I should learn not to care about things like that here.

I am curious as to what others on this forum think is the targeted 'rental' audience for this development? Do you think it will be Uni students...downsizing baby boomers....young professionals looking to live close to Broadway district?

I can see all of the above potentially being interested in this great location, but may be dependent on unit size/layout, finishes and of course pricing. (any pricing or floor plans out there yet?)

Probably the same as the baydo building, doesn't seem like they are having problems filling units. Probably the first apartment to feel the squeze in the area would be the old block1 building, they charged real high rent for older units with low end finishes and appliances.

I drove by the other day and it looks like they have poured the 2nd floor and working on the supports for the 3rd floor.

But yes, it'd be great to see some photos!

What a low-key fantastic project for Saskatoon's core that perfectly meets all future-oriented goals for the city. It's projects like this that give me hope for the densification of our city.

Unfortunately, the vocal minority clearly have too much control over our city council. It's a shame we don't have a couple more "progressive" voices, dare I say. Even Charlie seems to have lost some of his "mojo" over recent years.

Not much to report. The fresh new façade on the Bike Doctor building is just as noteworthy at point in time.

Yes, thanks for the pics.

And I'd say that is great progress. Two floors and starting on the supports for the third. It seems like they may be taking around two weeks per floor, though hopefully, that pace picks up.

This will definitely give this block a much more urban character. This block and the block on the other side of Broadway will be a great little slice of urban life, especially with the BRT station right next door at 9th Street.

It's starting to assert its dominance over the neighbourhood...
