412 Barton St E - St Matthew's House | 19.35m | 6s | U'C

From UT; I haven't seen a thread here:

St. Matthew's House: a proposed 6-storey affordable rental apartment designed by CMV Group Architects for St. Matthew's House on the south side of Barton Street East, west of Leeming Street and east of Smith Avenue in Hamilton's Landsdale neighbourhood.

The property at 412 Barton [St E] will be converted to 15 deeply affordable units. They are intended for seniors facing homelessness, with a special focus on Indigenous and Black older adults 55+, designating 50% of the units for women.

Water/sewer lines are currently being indtalled (pic from yesterday):

There are SO MANY lots in the lower city where this kind of thing would make sense, even for market-rate housing.

Just don't build them in residential areas of the suburbs.

I think we can expect more of these.

And I'm not going to complain! [unless they're completely shitty]

Thats actually turning out a bit better than I expected. Would have been nice to see something taller if it were a wider building but I think the height is ok considering.

Then I'll do it for you - the seams on the first floor look like crap and don't even line up properly with the rest on the second floor and above. The seams aren't even consistent under the second floor window, but to their credit from the second floor and up they all look consistent- first floor looks like a mess though. Looks NOTHING like the render. Looks cheap. IS cheap.

You don't have to sacrifice aesthetics - in this situation it feels unnecessary - they could have done a better visual job, lined it up properly etc.
