WEST PALM BEACH | One Flagler | 456 FT | 25 FLOORS

Billionaire Stephen Ross' Related Cos. breaks ground on One Flagler office tower in West Palm Beach
https://www.bizjournals.com/southflo...ks-ground.html

Quote:
The Related Cos., led by billionaire Miami Dolphins owner Stephen M. Ross, broke ground on the One Flagler office tower in downtown West Palm Beach.

Coming on the heels of completing the nearly full 360 Rosemary office tower in the city earlier this year, New York-based the Related Cos. aims to once again capitalize on the flock of companies relocating from high-tax states to West Palm Beach.
One Flagler will total 275,000 square feet in 25 stories on a 2.52-acre site at 134 Lakeview Ave., near the Intracoastal Waterway.

As for the office space, San Francisco-based First Republic Bank and New York-based private equity firm Sirus Capital have agreed to open offices there. Siris Capital currently has space at Phillips Point in the city.

The project will include 1.25 acres of green space, including a garden.
One Flagler was designed by Skidmore, Owings & Merrill led by David Childs and Chris Cooper in New York. It will be built to achieve LEED Gold certification for green building standards.
The building should be completed in 2023.
Related Companies Submits Application To FAA For 456-Foot-Tall Structure In West Palm Beach

Quote:
The Federal Aviation Administration has received an application requesting approvals for the construction of a 456-foot-tall structure in Downtown West Palm Beach. The addresses included in the application are 809 South Flagler Drive, 838-844 Chase Avenue and 134-142 Lakeview Avenue. The aforementioned properties are all owned by New York City-based Related Companies, one of the developers behind Hudson Yards, who just recently closed on the 2.5-acre development site for a cool $20.1 million last month.

I know this tower broke ground, but I can't find many pictures of the construction. I've heard on the Yimby Site that it's well under construction but just for safe measures, I'll put it in proposals.

Also, I doubt this tower is close to 400 ft. It looks to be around the 350 - 390 ft mark. Maybe there was a mix-up? https://www.skyscrapercenter.com/bui...-flagler/32010 - CTBUH lists this as 365 ft.

I’m mystified too. The rendering doesn’t look much more than 350. But the application clearly indicates 456 ...

Maybe the rendering is inaccurate? Here is the tower crane heights - https://oeaaa.faa.gov/oeaaa/external...34623604&row=1

I'm guessing the 365 height is true then .

One is for the tower crane, the other is the building.

I believe the height is correct via the title.

The FAA filing on 08-09-2021 was for the building @ 456 ft.

Often tower cranes in terms of FAA requests are taller than the actual structure as the AMSL/elevation have to be factored in with respect to airline traffic patterns.

I believe the Jeff Greene towers are 417 ft. They’re on the periphery of the CBD.

75% leased. It's not a large tower (about 280,000 SF) so it's expected but nonetheless great for a market like WPB.

Here are some newly announced tenants:

https://www.bizjournals.com/southflo...companies.html

Quote:
-Bessemer Trust, a 117-year-old investment management firm with $200 billion in assets under supervision, which is slated to relocate from the office building it owns at 222 Royal Palm Way in Palm Beach by 2025.
-Baron Funds, a New York asset management firm with $43 billion in assets under management. One Flagler will be Baron's first South Florida office.
-Paulson Capital, a financial services holding company founded by billionaire hedge fund manager John Paulson, which will also open its first South Florida office in One Flagler.
-Lancer Capital LLC, the financial investment office for the Glazer family, owners of the Tampa Bay Buccaneers.
-Highpost Capital, a private equity investment firm headquartered in West Palm Beach, which will relocate from the Related Cos.' Esperanté Corporate Center.
-The Johnson Family Foundation LLC, a non-profit that will share space with for-profit company 108 Management Inc. and another non-profit, the Betty Wold Johnson Foundation.
Also the recently constructed 360 Rosemary (completed in 2021 and is about 305,000 SF) just added JP Morgan Chase. The tower is 105% occupied and they're planning to convert the top floor of the parking garage into office space to meet demand. Existing tenants of 360 Rosemary are Goldman Sachs, Ellit Management, Point72 Asset, etc.
