IMO, this building is rather "standard fare," but not bad. I appreciate the way they have kept the little yellow wooden house that was an Umberto's restaurant. Nice touch there.

This building screams mediocrity, which surprises me because I'm generally impressed by Grosvenor's work. Way too much parking for a downtown address as well.

The reason why you can't find street parking right now is because it is underpriced. With the increase to $700, you should see that disappear as more car owners will use the underground spaces in their buildings which are currently only 50-70% occupied. There is plenty of parking available, you just don't see it right now.

I live downtown. I don't need car. For most trips outside of downtown, I use transit. If I do need to drive, I use Car2Go, but that is like <1% of the trips I make.

I'm actually looking forward to this one almost as much as some of the starchitect developments going up. It's a style that I think we could use more of.

The reason the number of parking spaces is so high is likely because this will be a very high-end product. The people who buy into this will want a couple parking spaces regardless of how often they actually use their cars.

Everyone doesn't need a car, especially if they're living downtown. I don't need a car and I don't even live downtown. Most of my friends don't need a car, but some do. None of my friends that live downtown have ever needed a car while living there.

Some people need cars. Some people don't. The percentage who don't need one is higher downtown than most places.

Looks very high end. I wonder if the simple massing of many of these new blockier towers would actually make the skyline appear smaller

Nice building, but the "triangulated balconies" seem kind of pointless. That will lead to some unusable space inside the suite.

The treatment of the heritage house looks like "Oh shit, we have to save this thing, plunk it down over there". No context, no relation to the tower.

I think this tower will look fantastic - and definitely has a luxury feel with the white marble looking east and west side cladding. Bonus for this development and the neighbouring Tony Roma's site is the westbound separated bike lane! Woo for that!

I live downtown too and was always a committed no car guy. Until kids. Car sharing just doesn't work very well for families.
