500 N. Columbus Ave.

This project just went back to the historical commission. A previous design was approved in 2024. I love this so much, it's something you'd see in Brooklyn. They've been working on the first floor and the facade with scaffolding for a few months now.

The previous PHC action was only the ‘in concept’ approval. At that point they were still exploring the engineering feasibility of cutting the windows through the incredibly thick walls. Now they are applying for final approval — first at the Architectural Committee and then by the full commission.

I don't know: if the new addition were just a separate building built at grade, I am pretty sure I'd hate it. I kind of do now. I don't know if plopping it on top of a "historical" storage building is enough to save it from its own banality.

Seems like that was always part of the plan.

“They’re not a long-term holder. They’re a developer,” said Scope Commercial Real Estate’s Phil Sharrow, who has the listing. “Their main focus in their business plan was the self-storage facility which is about complete. The secondary and tertiary parts of their execution and exit plan are to entitle and sell off these surrounding lots.”
