MIAMI | The Edge On Brickell | 631 FT | 58 FLOORS

I haven't seen a thread for this. It was only briefly mentioned in the compilation thread months ago. Also note, there is a project going up with a very similar name. This one is different.

---------------------------------------------

Quote:
The Miami River Commission has given its blessing to the Edge, a 55-story supermodel-thin slab of a building on a .34 acre sliver of land known as Big Fish, recommending the condo project be approved by the Urban Development Review Board after the developer agreed to some design concessions. The "owner," architect Rafael Aragonés, who works for the architecture firm of bien famoso Mexican minimalist Miguel Ángel Aragonés, pledged to build it as close to the Miami Avenue bridge as possible, to impede just the narrowest of views, and to construct a 24-7 river walk. The article in Miami Today on the project (linked, above) does not say whether Rafael Aragonés is the design architect or if he's related to Miguel Ángel Aragonés, but Luis Revuelta previously clarified for us that while his name is associated with the project, he is merely the production architect of record, not the design architect, a fact that should placate some of the Edge's early critics.

Some extremely detailed interior renderings, along with renderings of the tower outdoors with motion along the surrounding cityscape. Both day time, and night time.

Artfully illuminated, The Edge on Brickell tips off sales

Quote:
The Edge on Brickell, the latest luxury condo on the Miami River, has launched sales.

The 58-story, 127-unit residential tower was jointly developed by Rafael Aragonés and Alberto Espinosa. Located at 55 SW Miami Avenue Road, the building will rise 631 feet, with an outside 600-foot illuminated mural designed by Dutch artist Jan Hendrix.

The Edge on Brickell offers two- and three-bedroom units, as well as duplex penthouses. Pricing will range from $648,000 to more than $4 million. Interiors will feature floor-to-ceiling windows and terraces with views of the Miami River, Biscayne Bay and the Miami skyline.

“The Edge on Brickell is the expression of our vision to create an art-boutique building that provides residents with an exclusive living experience overlooking the Miami River,” Aragonés said in a statement.

Amenities include yacht slips, robotic parking elevators invisible from the street, a 15th-floor pool deck with panoramic views, gym with sauna and massage room, children’s playroom and media room. The development is also anchored by a signature restaurant with a separate entrance.

Construction will begin in early 2015, with completion slated for Spring 2017.

The Edge On Brickell Adds Bigger Restaurant To Plans

Quote:
The Edge On Brickell, a tall thin, condo project on the south bank of the Miami River, is moving forward with slightly modified plans.

A recent application for utilities to the site now lists the restaurant size at 4,172-square-feet, up slightly from plans submitted last July. Rafael Aragonés, the developer, signed the new documents earlier this month.

The number of condo units remains unchanged at 130.

The developer will pay a $141,000 connection charge for water and sewer capacity, along with a $79,000 construction fee to extend the utility line to the site.

In December, the developer signed an indemnification agreement with the City of Miami allowing for construction permits to be issued while the lot is still subject to a tenative plat. Construction activity is not yet visible on the property.

Sales for the project began last October. The design, prepared by architect Luis Revuelta, attracted attention for placing a 58-story tall tower on a small narrow lot. Permuy Architecture is the architect of record.

^ Must be nice for the original developer to propose a 600 footer then flip the property a year & a half later and quadruple it's profit!

I did like the artsy, canvas feel of Edge on Brickell, so I'm hoping the new design exceeds it. Given that its a mix of condos and hotels, assuming high ceilings for the condos, I'm hoping this can break the 650 foot mark.

Developer proposes 53-story tower on Miami River near Brickell

Plans for the Edge on Brickell tower along the Miami River are back on, but under a new developer with a redesigned site plan.

Quote:

A company led by Rafael Argones previously planned to build a 130-unit, 58-story condo at 39 and 55 S.W. Miami Ave. Road, just west of the South Miami Avenue bridge. Those plans were scuttled when the group sold the 14,714-square-foot site for $18.3 million in 2015 to Brickellview 3114 LLC, managed by Miami attorney Gerardo A. Vezquez.

The new owner will take its plans before the Miami River Commission Urban Infill & Greenways Subcommittee on April 22. The new Edge on Brickell would have 70 condos and 200 hotel rooms in 53 stories. The building would total 363,868 square feet, including 182 parking spaces.

Ben Fernandez, the land use attorney for Brickellview 3114, didn’t return a call seeking comment. The plans were designed by Kobi Karp Architecture.

The condos at the Edge on Brickell would range from 1,200 to 2,198 square feet and be on the upper floors, above the hotel rooms. There would be a 6,480-square-foot restaurant on the rooftop. The pool and gym would be on the ninth floor, while the main lobby would be on the 10th floor.

The ground floor would have a small restaurant and a dockmaster’s quarters. The developer would build both a dock and a pedestrian walkway along the Miami River. That would aid the Miami River Commission’s goal of creating a path for people to walk along the river, through the urban core.

Well the artsy canvas feel is gone. Otherwise it looks similar to the previous design. With the reduction in height from 58 stories to 53 I wonder if this will even break the 600 foot mark.

The Edge On Brickell Developer Requests Approval For Taller Building, More Hotel Rooms

Quote:
Miami’s Planning & Zoning Department has received an application for revised plans from the developer of The Edge on Brickell.

The proposal now includes 198 hotel rooms, while the number of residential units has been decreased to 70 from 130.

The project height is now 58 stories instead of 55, and 631 feet tall instead of 606.

A law firm representing The River Front Master Association, Inc. (which includes Ivy, Wind & Mint condo buildings) has also requested a copy of the plans, indicating they could be planning to challenge approval.

Kobi Karp is the project architect.
