The Planning & Zoning Board of North Bay Village is now reviewing proposals for 1755 JFK Causeway, a 30-story mixed-use building planned to rise 345-feet on the north side of the Kennedy Causeway on Treasure Island. Designed by award-winning architecture firm Arquitectonica and developed by LGE NBV LLC, an affiliate of Miami-based B Developments, the curved glass tower would yield 473,252 square feet of new construction including 201 residential units with 32,654 square feet of amenities, a 19,455-square-foot space for a restaurant with a waterfront terrace, a 1,860-square-foot juice bar/coffee bar on the ground floor, 52,358 square feet of office space and a parking structure incorporated into the podium with 408 parking spaces. ArquitectonicaGEO is the landscape architect with Kimley-Horn as the civil engineer.

The 345-foot-tall structure features a striking curved design, completely enclosed in floor-to-ceiling glass with balconies wrapping around the curving west and east elevations, and a scattered arrangement of balconies along the north and south elevations. The 6-story podium features ample landscaping and sports glass curtain walls around the office component, while the parking structure is hidden from public through the use of aluminum or metal screens. At the proposed height, B Developments’ 1755 JFK Causeway would become the tallest building in North Bay Village, surpassing the 238-foot-tall Grandview Palace nearby.

Thank you! I'm happy this is proceeding, but now that the news broke out that the island is literally sinking apparently due to repeated coastal flooding, a solution needs to be made. I'm pretty sure it's unnoticeable as it's only sinking by 1-2 millimeters and many other cities are facing sinking much worse, it's still something to keep note of.

I'm sure a solution will eventually be made, as this land is too valuable to lose.

I'd like to see North Bay Village hit up to 10K people, and have a density of 27,027.027 ppsm. I'm not sure if the height can make NBV have that density and I'd double it but if it helps NBV, more power!

Developers Close On $350 Million Loan For Continuum Waterfront District in North Bay Village

The loan, provided by S3 Capital, includes $261 million in construction financing for Phase One at 1755 John F. Kennedy Causeway and $83 million in predevelopment financing for Phase Two at 1819 John F. Kennedy Causeway.

Phase One is currently under construction with Continuum Club & Residences West, a 36-story waterfront condominium tower planned to yield 236 units. The development will include a waterfront restaurant and marina access for pick-up and drop-off. Approximately half of the residences are reported to be under contract. The project is being designed by Arquitectonica.

The Continuum Waterfront District is planned as a multi-phase development featuring two residential towers, a hotel component, a 20-slip marina, waterfront dining, and additional mixed-use elements. Phase Two, targeted for completion in 2030, will introduce Continuum Club & Residences East, which is expected to include approximately 300 additional condominium units. The phase will also include a hotel program comprising 96 rooms and 114 furnished hotel residences, along with expanded waterfront amenities.

The financing follows a previously secured $25 million predevelopment loan for the project. Construction on Phase One began roughly one year ago and is expected to complete in 2028, with the second phase anticipated to follow in 2030.
