2865 Riverside Dr | 24m | 7f | Proposed

St Patrick’s Home of Ottawa is proposing the development of a seven storey mid-rise apartment building on the vacant north end of their lands municipally known as 2865 Riverside Drive. It will contain up to 133 apartments, some of which will operate on a communal living model. The current concept envisages up to 133 apartments and a total of 223 parking spaces to be shared with the existing Residential Care Facility to the south. 67 spaces are required by the existing building, leaving 156 spaces for the proposal.

The design's not bad, but so much freakin' parking! More than one per unit!! And within 500 meters from the O-Train!

Not a fan of the design. Looks like a midrise Envie. Agreed it is too much parking but it is still a 1.1-1.2km walk to the nearest LRT station..

I do like the densification this area is seeing with this, Brookfield residences and the other proposal on Ridgewood.

Hoping to see more proposals and densification around there; specifically around Confederation, RA Centre, Billings

I actually quite like the building design, as I do most Hobin projects, but I agree that the parking lot is a terrible misuse of the property space. They could easily build two of these buildings on the site if they just move the parking lot underground.

A substantial chunk of the parking depicted on the siteplan is preexisting, and services the main long term care facility on the site.

Still seems high. Sure staff and visitors will use the parking, but residents of the long-term care home usually don't have cars.

Project resubmission (July 2024)
