Austin | I-35 & Concordia Residential | 195 Feet | Floors | Proposed

A PUD amendment request was filed this morning for the East Ave. PUD at I-35 & Concordia Ave. to increase the height limit from 160' to 300'. The change is for a 27-story multi-family tower with 400 units.

It's the same site where Wilson Capitol (oh,oh) proposed an 11-story apartment building in 2023.

The PUD filing was updated to show a height request of 270' instead of the original 300'. But this is a Wilson project, so it's not likely to happen regardless.

How about the city planning commission REQUIRE a re-design as well when they chopped it down to 190 feet. That is probably the ugliest building design I've seen in 30 years. It looks like a 1980's condo in Cocoa Beach, FL that needs a remodel. Ugly if you ask me, definitely NOT in line with some of the more unique and exciting new architecture projects in Austin during the past few years.

As noted in The ATX post, that was the old design from 2023.

New proposal was at 270'/27-stories. No renderings were ever released to the public. The developer has accepted the 195' height recommendation so it will go back to the drawing board once again.

I was surprised that the PC succombed to neighborhood pushback at a central location next to I-35. The Planning Commission usually approves zoning changes that increase density and urban development in general. It's typically left to the elected politicians on the City Council to appease the NIMBYs.

Staff recommendation was 195', as other areas in the PUD maxed out at that same height. Basically the day of, the applicant relented on the request for 270' and said they would accept 195'.
