WOW.. this is a no brainer.. build 253 5th Ave and then have 251 5th Ave completely restored to it's original design..

Totally worth it!!

The Landmarks Preservation Commission has approved a large-scale redevelopment project at 251-253 Fifth Avenue in NoMad, Manhattan. Led by TRA Studio Architecture, the project entails the demolition of a low-rise building at 253 Fifth Avenue, the construction of a new 20-story tower in its place, the restoration of a neighboring building at 251 Fifth Avenue, and the integration of both buildings into a singular structure.

When complete, the unified property will comprise a mix of rental apartments and commercial space for a total of 94,363 gross square feet. The tallest portion will top out at just over 234 feet.

The residential volume will comprise approximately 75,000 square feet, spread across floors four through 19, plus a ground-floor lobby. This figure includes a seventh-floor roof deck and an unspecified collection of amenities. The commercial component will span roughly 19,000 square feet on the first through third floors.

This is amazing news. I’ve always wanted to see this piece of junk come down because, while I knew that it was once nice, I never thought that it would be restored. Also, I never knew that it once had a gorgeous crown. This is going to be a gem.



The current tragedy will be rectified.

A worthy addition. The improvements on 5th in general with everything in the pipeline will change the dynamics of the street, from new super talls to recent renovations/restorations. I always liked 5th Avenue as well.

NY Guy, do you think that this is stalled due to delays in the approval process like the proposed tower on 7th or for other reasons (eg., difficulty finding affordable financing, etc.)?

I rarely get to this area but walked by the other day. I wonder why this project isn’t progressing. The demand for these condos would be significant.

NYG: what do you think is the cause id the delay? Does this still need approvals from the city?

It seems like these condos would sell very quickly.
