313-323 Horton Street East - 8s (Proposed)

An 8-storey, mixed-use building with 107 dwelling units and commercial space on the ground floor is proposed on the south side of Horton between Wellington and Waterloo.

The site currently has a few vacant retail buildings.

No idea who the developer is, but it would be great to see this come to fruition, as this would be a great development for the area.

Only 2 parking spots might be challenging to find tenants for both the residential and commercial space.

It looks like Ayerswood is finding that lack of parking on their new 195 Dundas 25s tower is also a challenge to finding tenants. Maybe it will change with the return of students in Sept.

LOL, the grey building for me will always be known as the Paul Cheng for Mayor headquarters lol.

Would be great to see this get built, this area is in desperate need of some development.

Will be close to rapid transit, downtown, etc. Aside from it being a really run down area, there is a lot of potential.

There are 5 or 6 houses directly across the street from here cornering Waterloo which would be another great lot for a new development.

Might I ask how you came about the insight about 195 Dundas vacancy rates being impacted by the parking made available? With all the variables going on downtown plus the incoming BRT, it seems like other variables like high rents, no grocery store, etc. might be greater factors than just parking? When I consider if I'd move into 195 Dundas, I think of the building's great access to the TVP would bring about a lot of opportunity for alternate mobility.

City planning staff is recommending that Council approve the zoning changes that would allow for this proposed 8-storey building.

This goes to the planning committee on October 22nd and then to full council on November 5th.
