309 Southdale Road West - Westmount Estates IV - 12s (Under Construction)

Excavation is now underway with HCM doing the foundation pilings. This is the 4th tower on the site. No artist rendering yet on their website but would expect it to be a clone of the 3rd building at 12 floors.

Looks like the pit will be deep enough for two levels of underground parking.

Tricar appears to have paused all work on the site. No progress since Dec. Must be focused on their Sunningdale condos.

Looks like Tricar has moved their tower crane from the recently topped out 15s on the Sarnia waterfront to this site.

They have been forming and pouring the footings along the south and east of pit perimeter. Will likely take the remainder of this year to built the 2 levels of underground parking for this building. Would expect they will use precast concrete for the above ground floors which should see this building topped out by end of 2023.

Tricar is using a blend of precast concrete walls and posts and formed and poured concrete for the L2 walls. Work progressing well in the south end of pit.

Have made alot of progress on the L2 walls and posts on the south end of the pit. Combination of poured and precast walls and posts. Working on prepping for the L2 floor slab pour at that end as well.

An older photo of site from Sept 6th showing L2 level progress. They are now well along with L1 level walls and posts and should be installing ground floor walls and posts in Nov.

Ground floor precast walls are now installed and they have started landing the 2nd floor precast floor slabs on the south end. Given the floorplate size they will likely take 5 weeks to complete 2 floors using precast concrete walls, posts and floor slabs.

Installation of the 7th floor walls on the south end nearly complete as they are nearly done the north end 6th floor walls. They have already started installing the window and balcony door units on the lower floors.
