720 Beatty St | Steam Plant + ??? | U/C

This is a pretty major Vancouver downtown project!
Proposed for the corner of Georgia & Beatty (corner of BC Place), which is currently where the viaduct starts (and probably kind of a gateway to the future slope down towards Pacific).

I like that future render showing the "new" Georgia St. and no viaducts. Now put the new art gallery and future NEFC development in there...

I really really hope those lighting effects come to fruition. Both on the pavilion and the treatment along Expo Blvd. (both have a big city feel).

But I am not holding my breath, someone will complain (not realizing they live next to a stadium and an official “entertainment” zone). I haven’t seen the West Pender vertical strip lighting effect on in a loooong time, those new larger screens proposed a year ago (two years ago?) for Best Buy at Granville and Robson never seemed to have materialized, the original Telus proposal had two more screens facing Robson (never happened), then there was the ticker along that small office expansion next to Stadium Station, etc...

Where are they moving the steam plant? Daily Hive says Pavco's site, but Pavco already proposed a tower there...

They're not moving the steam plant, Daily Hive's info is incorrect.

They are upgrading the existing steam plant and incorporating it into the new building. In addition, they are building a new, smaller steam plant adjacent to BC Place under the concourse (on Expo Blvd)

That's the part which puzzles me. The steam plant has a pretty strong low-frequency rumble/hum to it that drives me nuts when I go past it. I'd be interested to know how they intend to mask that or, at a minimum, market-spin their way out of the issue.

I think they're replacing the steam plant equipment - starting by building a new plant underneath the stadium on the Expo Boulevard, and then replacing the existing equipment with new plant on the lower floors of the office building. They need to keep making steam while the building redevelops, so they need to have a replacement while they do that. Presumably they'll have two plants next to each other that will allow greater flexibility and efficiency of operation, and potentially to expand the network in future.

the top is construction, bottom is complete. I walked all over it.

Its above and next to the large Perth Metro Train station which you can see to the right with the perth Bus Depot just to the left. Its got a market place in it and lots of restaurants, a park for kids and plenty of seating etc. You can overlook the train station entrance etc. The roof ribbon is a lighting feature over a large space for seating and watching.

It also helps to connect two parts of the CBD that are cut off from each other by train lines. Northbridge, China town and party area, and theatre, museum and gallery area to the top of the pic and the main CBD is to the bottom.

This new proposal kind of helps connect the lower stadium arena spaces with the street level of downtown with a plaza, which is what reminded me of this place in Perth.

Is there any chance the tower can get higher, say 20fl?

It's not like it's a bad proposal, and there's nothing obvious except viewcones and road shadowing that would get in the way....

Plus, moving the steam plant underground is technically an in-kind CAC.

Admittedly, it has taken me longer than normal to write my thoughts about this open house, held in the basement of the Vancouver Public Library’s Central Branch. Which is odd, as the project is certainly important given it proposes to upgrade the facility powering Downtown Vancouver’s thermal energy network. Designed by Bjarke Ingels, the genius behind Vancouver House, the buildings are strikingly beautiful, and this location next to BC Place is perfect for a new office building.

As much as the architecture of the proposal has attracted attention, I want to take a moment to focus on the landscaping, which is really impressive. In hindsight, one the biggest flaws during the renovations to BC Place was that green space was overlooked, disappearing almost completely as the surrounding parcels were developed. Fortunately, like their development at the Oakridge Centre, it seems this developer’s intent is to bring nature back to where it has been lost.

The public realm looks fantastic, with plenty of room dedicated to gardens of growth and renewal, timber benches, and salvage artwork; even on the busiest night this will be an oasis of calm. That is carried forth to the rooftop amenity of the building, where even the most stressed out office worker will have a chance to relax, and even take a run on a rooftop track to see some of the best views of eastern False Creek.
