^ my hope would be a southeast bronx warehouse, but those are well used and there is no residential nearby (although there is a hipster node on the western end of the south bronx around the old piano factories).
it definately wont be the industrial zone between brownsville and east ny. no residential or hipsters around there to speak of.
where it is going is, not surprizingly, northern bushwick. tons of great graffiti and more is a-booming out there:

just take the 'ol L train aka the hipster highway out to the jefferson stop, get out and bob's your uncle. have a look around. its much more spread out than the single 5pointz bldg of course, but its fun to see. i was there there other day, too -- heres a couple pics for now:
