SANTA CLARITA VALLEY | Development Thread

SCV Development Thread

Villa Metro:

Villa Metro is a new community of 315 homes, Villa Metro will include 22 live-work lofts and an 8,000-square-foot commercial center.
All of this will be constructed on a 33-acre lot at the intersection of Soledad Canyon Road and Gladding Way, across Soledad from the Santa Clarita Metrolink Station.
As part of the development, additional trails will be constructed both along Soledad Canyon Road and from the development’s internal system of trails to one that runs by the Santa Clara River.

Vista Canyon Ranch:

The Vista Canyon design brings together all the elements to create a vibrant Town Center village for Canyon Country and the Santa Clarita Valley’s east side. In contrast to sprawling, disconnected residential tracts and miscellaneous retail centers, the design embraces sound community planning principals to meet current and future needs. The land use plan creates a cohesive, sustainable village by integrating four primary components - a Town Center, a Corporate Campus , a Metrolink Station, and a Trail System - with retail, entertainment, open space, recreation and residential neighborhoods.

Whittaker Bermite Overview/Updates:

"The Whittaker Bermite property is a 996-acre former industrial site now
undergoing both soil and groundwater clean-up, will transform the heart of the Santa Clarita
Valley. It is not often a community has the opportunity to create a new vision for its
geographic core that will include “economic engine” land uses serving the Valley, needed
infrastructure connections, and opportunities for open space and recreational amenities.
Redevelopment of the Whittaker Bermite property as a large, centrally located employment
hub will help improve the Valley’s jobs/housing balance and be instrumental in achieving the
goal of two jobs for every new housing unit. The future planning of an area of this size is an
exciting endeavor that will require high community input and participation throughout the
process. Four General Plan roadways are planned to criss-cross this property, providing
residents with greater connectivity to the Valley’s employment centers. The Soledad
Metrolink station is currently situated along the northernmost portion of this site, creating a
ripe opportunity for the development of a transit-oriented, mixed-use activity center. The
adjacent 228-acre City property, as well as the former Saugus Speedway along Soledad
Canyon Road, offer additional development opportunities that will strength and compliment
the land planning efforts on Whittaker Bermite.

The City seeks to locate uses on this site that are unique to the Valley and will serve not
only the Valley’s population, but draw interest from the greater Southern California region.
Future uses that may be considered for this site include: a bio-medical park; tourism/sporting
arenas; outdoor amphitheater; entertainment industry uses such as a movie ranch or
studios; hospital/medical campus; and a higher educational campus or facilities, among
others. This site also presents opportunities for active recreational facilities to serve the
Valley population as well as passive open space and a trail network along the site’s canyons
and ridgelines.

• City Center: The City of Santa Clarita is already working with community partners, including
Los Angeles County and Westfield Valencia Town Center, to explore development of a new
multi-jurisdictional City Center. The concept is a more urbanized, mixed-use, vertical
environment providing for a mix of civic, office, retail, and housing uses."

This is planned for an area of land along the Santa Clara River in Canyon County off of Lost Canyon Road. The project has been set back due to a lawsuit by a local environmental group called SCOPE, the judge early this year ruled that there were only two or three things missing in the EIR and JSB only expects to be delayed until Spring 2014.

Sunkist Growers to relocate headquarters in Santa Clarita Valley

SANTA CLARITA - Sunkist Growers, the oldest operating citrus cooperative in the country, announced Wednesday it is moving its headquarters from Sherman Oaks to the Santa Clarita Valley. The 120-year-old cooperative, which is owned by thousands of citrus growers, acquired a building in Valencia Aug. 23 “to serve as the company’s future headquarters along with Sunkist’s sister cooperative, Fruit Growers Supply Company,” the company said in response to an inquiry by The Signal.

Sunkist’s future headquarters sits off the Interstate 5 at Magic Mountain Parkway and is located at 27770 N. Entertainment Drive in Valencia, the company confirmed.

Wow, didn't expect to ever see an SCV thread on this forum! Those Vista Canyon renders look amazing, so much different than the bland sprawl of Canyon Country that I grew up with. Any information about the project status besides the approval?

Hope it eventually gets built.

The City of Santa Clarita has a specific plan in place for the project and the judge only ruled in favor of 2 out of 17 things that SCOPE brought up in the EIR. A) It didn't recognize the area as a significant ecological area. B) It didn't recognize that there would be significant environmental impacts.

JSB sounded like they were confident in being able to resolve both issues via appeal or a redo of the EIR. They told The Signal they only expect to be delayed from breaking ground by a year (Spring 2014, Summer 2014 at the latest.)

As far as sprawl goes, the city is changing quickly. They have drafted the Lyons and Soledad Corridor Plans to create more density and more walkable communities. They are likely working on more corridor plans as well. The city has also stated that the original Porta Bella entitlements for the Whittaker Bermite are outdated and do not reflect the cities current needs. It appears as though the site will become the real 'urban core' of the city when it is developed. I do think when the Whittaker Bermite site is developed more people in Santa Clarita will embrace higher density and more walkable communities.

I was working for a company at a sister site many years ago somewhat related/next door to Tejon, and I know the biologists doing the EIR are much too honest people. Unless they really find something bad, I don't see the final EIR being an issue.

City working on 'Downtown Canyon Country' Soledad Corridor Plan, hopefully higher density development instead of those bland shopping centers.. -
City eyes improvements in Canyon Country business district.


A facelift could be coming to one of the Santa Clarita Valley’s busiest thoroughfares.

Santa Clarita has targeted downtown Canyon Country — the “Soledad Corridor” — for upgrades in anything from building facades to sidewalks and bike paths to public spaces — depending on what the residents, business and property owners of the area want.

The zone being considered for a city area-specific plan encompasses more than 180 acres and 1.45 million square feet of commercial space along Soledad Canyon Road from Camp Plenty Road to Solamint Road, extending a few blocks north and south along the way.

The Santa Clarita Valley isn't considered a part of the IE, but I'm sure we could make this a 'Greater Los Angeles area forum' devoted to Santa Clarita, The Antelope Valley, Riverside, and San Bernardino as all of these areas have been working on becoming more urban

Entrada South and Entrada North has broken ground as part of the Newhall Ranch project, bulldozers on site, all of the trees along Magic Mountain Parkway adjacent to the theme park removed and the side walk closed.

Newhall Crossings, 5 story apartments over retail/Laemmle theater now under construction:


The project is located at the intersection of Main Street and Lyons Avenue in Old Town Newhall, California. The project is considered a vertical (residential and commercial) Mixed‐Use project. There is one level of subterranean parking, ground floor retail, and approximately (47) residential dwelling units above.

The retail area is approximately 20,000 square feet and consists of both restaurant and retail spaces. There is a central public plaza that will be adjacent to the proposed 4-5 story mixed‐use building, public parking, and a new Laemmle Art House movie theater.
