Park Tower Group Files Plans for Three More Buildings at Greenpoint Landing

Park Tower Group appears to be tacking onto its 11-building Greenpoint Landing residential development.

Park Tower Group, which is developing the 22-acre riverfront project in Greenpoint, Brooklyn, has filed plans for three new buildings comprising 1,025 additional residential units at the property, according to an application last week with New York City’s Department of Buildings.

In the first filing, Handel Architects’ Gary Handel submitted a new construction project for a 399,685-square-foot, 40-story building at 21 Freeman Street with a total of 503 residential units.

In the second, Handel filed plans for a new 221,808-square-foot, 30-story building at 37 Freeman Street comprising 298 total residential units, according to the filing.

In the last filing, Handel submitted a new construction project for a 172,129-square-foot, nine-story building with 224 total units at 209 West Street.

The three new building filings would join the 11-building, 5,500-unit master plan for the Greenpoint Landing community. The first phase of construction was completed in 2005, and the most recent 41-story tower at 16 Dupont Street, developed in partnership with Rockefeller Group, opened last year.

Permits Filed for 30- and 40-Story Towers in Greenpoint, Brooklyn

Anne Carson Blair of Park Tower Group is listed as the owner behind the applications that comprise an additional 1,025 residential units to the residential complex in Greenpoint. The site listed in the permits encompasses the block from Freeman Street to Eagle Street and the East River to West Street.

The proposed 400-foot-tall development at 21 Freeman Street will yield 399,685 square feet, with 393,037 square feet designated for residential space and 6,648 square feet for commercial space. The building will have 503 residences, most likely rentals based on the average unit scope of 781 square feet. The concrete-based structure will also have a cellar but no accessory parking.

The proposed 300-foot-tall development at 37 Freeman Street will yield 221,808 square feet, with 221,237 square feet designated for residential space and 571 square feet for commercial space. The building will have 298 residences, most likely rentals based on the average unit scope of 742 square feet. The concrete-based structure will also have a cellar and 29 enclosed parking spaces.

The proposed 103-foot-tall development at 209 West Street will yield 172,129 square feet, with 164,062 square feet designated for residential space and 8,067 square feet for commercial space. The building will have 224 residences, most likely rentals based on the average unit scope of 732 square feet. The concrete-based structure will also have a cellar and 68 enclosed parking spaces.

Handel Architects is listed as the architect of record.

The closest subway from the development is the G train at the Greenpoint Avenue station.

Just to confirm, we are talking about roughly the highlighted area?

Just not sure, since the thumbnail of the NYY article is of the brick buildings across the street, and plugging the addresses into google maps isn't very clear where it is.

The smallest of the 3 buildings uses the waterfront block address, and the 2 taller towers use the address of the block to the east.
