The City of Ottawa has received a Zoning By-law Amendment and Site Plan Control application to permit the construction of six-storey, mixed-use building with four ground floor commercial units, 37 residential units, and 14 parking spaces.

Docs not up as of May 2 afternoon. This is the lot with the Quickie in OOS.

Always thought this site would be great for some medium-size infill. Looking forward to seeing the proposal once the city gets its act together.

Now if only someone could propose something for the Hillary's site as well as where West Coast Video used to be, it would really fill in the neighbourhood and give it a bit more of an urban vibe.

I saw that it was for sale when passing by the other day, that's why I gave it a special mention. Fingers crossed the city hasn't deemed it as having some sort of historical significance.

Ambassador Realty Inc. is proposing to develop a six-storey, mixed-use building at 1166 Bank Street. The proposed building will have four commercial units on the ground floor. 37 residential units will be provided ranging in size from 1-bedroom to 2-bedroom plus den apartments. The principal access to the commercial and residential units will be provided off Grove Avenue. 14 underground motor vehicle parking spaces are provided for residents and visitors with access off Grove Avenue. Oof...this looks like a prime future candidate for the 'Ugly Ottawa' thread. I guess the stacked shipping container look is in Vogue now?

I WAS looking forward to seeing this... now I wish I could unsee it.

On the bright side, at least it has materials other than grey/ white brick? Trying to find the silver lining with this project that was obviously inspired by a shipping yard.

Why do Ottawa designers (with the exception of a few) always seem to miss the mark, yet out-of-towners typically propose something at least mildly interesting?

Happy to see a one story, single use shed replaced with more density and mixed uses but my god, this building is horrendously awful. Like, really bad.

It's that ground floor commercial design that is off. No space for signage, it just doesn't look like commercial. Very odd.

Same architecture firm as this oddball in the market on Cumberland. These guys specialize in car dealerships...maybe they should stick to that

For how much whining Toon Dreessen does in the local media about this city needing to "do better" on just about everything, his architecture firm certainly puts out a lot of ugly designs...

I live nearby and the Quickie is my closest Canada Post outlet for FlexDelivery. I was sad to see that go, but I had come to terms with it assuming we'd get some nice building in its place.

This is horrendous. It's nonsensical, the setback at the north end creates a hole, the planters in front feel awkward, and the place feels like a student residence (which it might be). The building that houses the Global Pet Foods on the other side of Grove is basically a brick box, but it feels much more thought out than this does.

The scale is fine, but nothing else. Looking at that Market building he designed, I remember the rendering looking nice, but the final product is quite bad. Like going to a yard and buying the leftover materials from other projects.
