Hoping they maintain Shopify's old HQ. One of the few industrial/loft buildings in Ottawa. Plenty of space for an addition on the George side.

Looks like they're planning on keeping the front facade, but judging by the additional brick on the sides and modern addition above the building, it seems like they might plan to rebuild everything but the facade.

What are the light blue translucent buildings on the left and the right? I couldn’t find a page for those.

The one on the left is not a real proposal yet. The one on the right is the Hampton Inn proposal.

I attended the Zoom meeting yesterday. Here are a few details that came out. I didn't take any notes so my numbers might be a little off.

The developer is Rimap from Montreal. They specialize in rental apartments and hotels (including the AC Marriott in Montreal). It turns out they are also developing the AC Marriott on Rideau one block north of this new proposal. In fact, he confirmed that work would start very soon and that the 126 York parking on George will be used as a staging area for the Marriott construction.
  • Full adaptive reuse of the heritage warehouse (Major Building (in French, pronounced ma-jore)), only a three storey addition on the east side and elevator shaft at the back will be demolished;
  • Side windows will be expanded and brick might be added to match the front;
  • The complex will be mixed use hotel (around 200 rooms) and rental apartments (roughly 210 units);
  • Hotel lobby and restaurant will be on the first floor of Major;
  • Two or three floors for the hotel use (continuous floors from York to George);
  • Top one or two floors of Major and remainder of the modern tower will be rental apartments;
  • Shared amenities (pool, gym and other) will be on the roof of Major (the step additions);
  • Laneway on the west side will be added to access the hotel drop off at the middle of the site, under the link between the heritage building and the new tower. This laneway provides some space between the Major development and Claridge Land.

Rimap has rearranged the allowed massing of the building so that the Major could be better exposed. This results in a 21 or so storey tower on George up from 18 (?) allowed. Zoning would allow 9 floors behind the York face of Major and a full envelopment which would usually mean facadism (my take, not the developers).

Someone asked a question on somehow honouring S.J. Major and the developer expressed a desire to get in touch with the Major family to discuss. It turned out someone from the family was on the call and Fleury took the person's contact info to give to the developer.

For now, the tower portion is just massing, not the final version, but they did show River City as an example of what they are trying to achieve.

Cool, very nice looking project and if its close to what we see on this render and river city, it would be very cool and innovative for Ottawa.

Now i'm just scared there will be pushback that it's TOO INNOVATIVE for the market (yet the ugly Andaz was able to be built like that)

Its a pretty massive slab, but since its mid block and partially obscured by towers on either side it should be a bit less imposing.

I agree seems a bit imposing from the rendering but also such a great project. Nothing we've seen in Ottawa before i really really like the York St facade

Rimap Development is proposing a development that includes the adaptive reuse of the existing five-storey warehouse building at 126 York Street as a hotel, with adjoining residential rental units located on the upper floors, stepped back from York Street to a 22-storey tower with frontage at 151 George Street. A total of 214 hotel rooms and 280 residential rental units are proposed with underground parking containing 122 vehicle spaces and 168 bicycle parking spaces.

Vehicular access to the hotel will be provided within a mid-block connection between York Street and George Street along the western edge of the site, with internal circulation for hotel patron and resident drop-offs. Underground hotel parking will be accessed via York Street along the eastern edge of the site, while underground residential parking will be accessed via George Street at the eastern portion of the site.

The proposed development will contain communal amenity space, including a gym, pool and terraces, to be shared between the hotel and residential use.

We need more out of town developers building in Ottawa. Then we'd get more stuff like this. The best proposals and buildings in town are from developers who aren't based here.

Same sentiments as everybody else... The renders look really good, I like the set-backs and the play on balconies. It does looks pretty big or imposing but it's mid-block and will end up being blocked by other towers.

Also would help fill in some of those empty lots and gaps in the market, bringing more visitors, residents and life outside of FRI/SAT 7pm-2am

As long as this isn't dumbed down in the process or things are cheapened out (cough cough Andaz cough cough)

It looks a bit clunky and chunky from the side but I won't say no to variation away from Ottawa's...usual builds.

Are the surrounding greyed-out buildings in the renders other proposals?

The two towers on the right are dormant proposals (one is claridge and the other a suburban inspired hotel). Nothing proposed yet for the block on the left but iirc, that lot may have been sold recently so there may be something in the works.

Only one thing is for sure: They will all end up being 23-28 stories tall
