Building a 646 footer there. This could be up in the 500's as its a condo tower with high ceilings most likely. Factor in mechanical, and 550 ft could be reasonable.

Miami Waterfront Ventures, LLC, a division of OKO Group, paid just under $48 million for the 25 Bay Tower condo building. That equated to an average price of about $800,000 for each unit in the 60-unit building, which was built in 1971.

The property is about an acre, and has 150 feet on Biscayne Bay. It is located at 175 S.E. 25th Road.

OKO Group has a history of working with world-class architects, and is planning a 48-story tower, according to CBRE, which brokered the deal.

The developer owns two other properties in Miami, the release said. One of their other properties is 2.8 acres of waterfront land between 26th Street and 26th Terrace known as 700 Edgewater, where demolition is currently underway. Russian oligarch Oleg Baybakov has been listed as a manager for those properties.

This property is at the southern end of the Brickell highrise district and was the first to develop highrises along the waterfront in the 1970's. I'm not sure what the height limits are here but the tallest highrise built here was the Santa Maria :

which was built in 1997 & stands at 520 feet | 158.5 m and is 51 stories tall. I would imagine at the very least this will rise over 500 ft. if not higher considering it's bayfront location. I'm expecting multi million dollar penthouses with spectacular views of Key Biscayne, the bay & the Atlantic.

Same developer for this just imploded the current 11 floor structure at 700 North East 26th street. Aiming for Edgewaters tallest. Hopefully this project will be of a similar height.

Russian Submits Plan For 613-Foot Brickell Tower

A Russian developer is moving forward with plans to demolish an 11-story Brickell condo building and replace it with a much taller tower.

Plans were filed with the FAA yesterday to build a 613-foot tower at 175 SE 25th Road. A subsidiary of Russia’s OKO Group, led by Vladislav Doronin, has said that they plan a 48-story condo there.

Doronin’s company paid $48 million to buy out the 61 condos in the bayfront building that will be demolished, or an average of $800,000 apiece.


Update: OKO Group is led by Vladislav Doronin. A representative confirmed that he remains the developer behind this project.

It's amazing that a tower is going to rise 5 times the height of what is currently standing now.
I just wish we had a proposed rendering already.

We had dinner last night at friends who live in the tower to the north of the property...it will be interesting to see such a tall building at the southern end of Brickell....

I like it. It's impressive how Miami buildings are starting to make the balconies an asset rather than an architectural drawback.

It's a very nice building. I like the top heavy design. It sort of reminds me of Elysee in Edgewater.

Cool design. Although no height was given at 47 stories this is easily at least another 500+ footer for Miami.

46-Story Una Residences Submitted For UDRB Review, Includes New Baywalk

Brickell’s proposed Una Residences tower has been submitted to the Miami Urban Development Review Board.

According to a letter from the developer, Una’s design “responds primarily to human scale and pedestrian interests.” All parking will be buried below grade, eliminating the visual impact of a parking garage. A baywalk will be built with landscaping by Enea Garden Design, helping to activate a park next door.

The tower itself will rise 46 stories, or 579 feet above ground. It will include 137 units and 251 parking spaces. An unknown contribution to the city’s public benefits program is allowing a height and density increase.

Just one waiver from zoning requirements is being requested, to allow loading and service entry from a primary frontage (necessary since there’s only one street fronting the project site).

Adrian Smith is the architect, with Revuelta the architect of record.

The UDRB will review the plans on September 5.

Demolition Permit For Building At Una Site Has Been Activated

Miami’s building department has activated a demolition permit at the site where the 613-foot Una condo tower will be built.

A letter sent last week to the department requested it be reactivated, after having been inactive for years. The permit was last worked in September 2016, and was originally filed in April of that year before moving to inactive status.

The permit calls for total demolition of a 100,000 square foot building at the site. Cost of the demolition is estimated at $150,000.

A separate permit to remove 28 trees was also activated by a letter sent last week. That permit was also last worked in 2016.

Both the demolition permit and the tree permit still need additional work before being approved, however.

A construction permit to begin building the 46-story Una has been applied for but hasn’t received any approvals yet.

Una launched sales in March 2018. It was submitted for UDRB review in September 2018.
