[Hull] WE 2/WE 3 [71, rue Wellington] | ??m | 13+26f | U/C

Group Heafey is proposing three new residential buildings behind the Terrassess de la Chaudiere. The towers will be 24, 27 and 30 stories high along Eddy, Montcalm, Wellington, Wright and Saint-Redempteur. The developper hopes to start construction next year if the zoning change request passes.

In a future phase, the developper hopes to including a brand new Central City Library in the area.

Hopefully, there won't be much NIMBYISM in this case.

Wow! Great proposal! Are we finally witnessing the start of the rebirth of Downtown Gatineau / Vieux Hull?

Quebec sure loves it's bright colours.

Check out the podium (library?), reminds me of that weird art piece on Maisonneuve, the Montreal Congress Centre and ta few metro station (like Beaudry station).

And they wanna build a Byward Market type district in the old downtown Gatineau near the Centre Sportif.

L'entrée de la rue se trouvera entre le café Moca Loca et la Maison de la culture. Elle aura une vocation piétonnière, même si les voitures pourront y circuler. Un concept de « carrés giratoires » ralentira le trafic.

Le conseiller Joseph De Sylva a pu consulter les plans d'ensemble du futur quartier. Il ne cache pas son enthousiasme, même s'il prévient que le projet est encore embryonnaire. « Ça veut dire qu'on n'aura plus besoin d'aller sur le marché By à Ottawa pour aller souper avec des amis, faire une promenade et un peu de shopping. On va pouvoir faire ça ici, chez nous », se réjouit-il à l'avance.

L'ensemble du projet a été baptisé « centre d'activités de la Cité ». La Ville a ainsi voulu éliminer toute référence au centre-ville de l'ex-Gatineau, qui n'existe plus. Depuis la fusion, c'est une partie du secteur Hull qui est désigné comme le centre-ville officiel de Gatineau.

Trois promoteurs se partagent les terrains du futur « centre d'activités », soit Roger Lachapelle, Léon Adam et Sam Chowieri. Avant de creuser les fondations de leurs nouvelles tours à logements, ils ont encore plusieurs autorisations à obtenir de la Ville de Gatineau. Mais un premier immeuble à logements semble sur le point de décoller le long du boulevard de l'Hôpital. Un condo-modèle a été érigé tout près du complexe Cité-Jardin.

Pour Joseph De Sylva, c'est de bon augure. « Quand quelqu'un commence, normalement, les autres vont suivre. Je peux dire que ça avance à grands pas, les plans ont été déposés et notre service d'urbanisme travaille avec les promoteurs pour que leurs projets soient conformes à nos règlements et à notre schéma d'aménagement. »

Au plan environnemental, plus rien ne s'oppose au développement des terrains, poursuit M. De Sylva. La présence d'une espèce menacée, la rainette faux-grillon, avait été détectée voilà quelques années. Après vérification, le ministère du Développement durable et de l'Environnement (MDDEP) a donné son aval au développement. « Le propriétaire a donné de la compensation ailleurs où il y a de la rainette faux-grillon et, de ce côté-là, la situation est réglée », indique Christian Perron, porte-parole du MDDEP.

Le futur quartier de la Cité sera situé à distance de marche du futur Rapibus. Et donc facilement accessible par autobus, note M. De Sylva. « Les gens vont pouvoir prendre le Rapibus et arrêter là pour manger, magasiner, prendre une bouchée avant d'aller voir un spectacle à la Maison de la culture ou de se dépenser au centre sportif. »

Even if Gatineau does take a bit of business away from the Market if their plan does pan out, it might encourage better transit between the two. It would also give it more of a twin cities feel which not many cities can claim.

They desperately need to do something about Greber to link the Hull and Gatineau sectors. Greber has potential but, man, it looks gross.

This is a lot of people in one place and one of the BIG drawbacks at least in the first tower (24 floors) is the ratio of condos (80 units) to "logements" (220 units) which I interpret as being rentals.

Need I say more.

wow!!! VERY cool! i'm liking where downtown hull is headed these days, it is so due for an update. if this flies hull is well on it's way to having a signature canadian skyline!

I live not too far from the area where this is being proposed (La Gappe/La Cité) and so I have an interest in seeing this happen, but what I would like to see first is this city's real downtown (Vieux-Hull) become more vibrant like a real downtown.

There are also plans for Rue Jacques-Cartier (where the Ottawa and Gatineau rivers meet) with a boardwalk, cafés and shops:

Fast food, cheap motels, cockroach infested plywood apartments, strip malls, strip clubs and a few classic “stand de patate” .

Come on! That street is the epitome of all that Québec represents!

I actually think it is old Gatineau's coolest street, what street can claim to have KFC, Taco Bell, Mc Donald's, Burger King, Harvey's, Pizza Pizza, Pizza Hut, Viva Pizza, Gabriel Pizza, Pizza La différence, Nickel's, Bob Patate, La Belle Province, 2 Shawarma's, 2 Chinesse food, Subway, 3 Tim Hortons, ...

One could argue that de la Gappe is getting there, but it is a completely different oriented street.

Gréber is in the running for the most comlete fast food boulevard in Canada (or at least in Québec).

And it has a killer view of Ottawa heading south.
