The pre-application has been filed for a new eight-story residential infill at 2538 Durant Avenue in Southside Berkeley, just south of the UC Berkeley Campus. The project would replace the existing four-story apartment building with 83 homes, using the State Density Bonus Program and Senate Bill 330. Valiance Capital is responsible for the application.

The 85-foot tall structure will yield 80,830 square feet with 79,050 square feet for residential use and 1,640 square feet for ground-level commercial space. Of the 83 units, five will be designated as Very Low-Income units earning less than half of the Area Median Income. The developers are also filing to use Senate Bill 330 to streamline the planning approval process.

New plans have been filed for a 17-story residential high-rise at 2274 Shattuck Avenue in Downtown Berkeley, Alameda County. The project benefits from the State Density Bonus Program to create 239 homes above retail. Panoramic Interests is responsible for the application.

The Regal United Artists Theater was built between 1931 and 1932. The project was designed by Clifford Balch, Percy Eisen, and Albert Walker. The once grand auditorium was later sub-divided into seven separate screening rooms.

Demolition will be required for the existing theater at 2274 Shattuck Avenue, removing the large concrete structure along Bancroft Way while preserving the decorated facade along Shattuck Avenue.

The theater facade will be the entryway for the project’s retail space, with plans suggesting a cafe may occupy the space. Residents will be able to access the lobby through the cafe, as well as along Bancroft Way.

The 182-foot tall structure will yield around 209,900 square feet, with 204,270 square feet for housing and 1,500 square feet for ground-level retail. Parking will span 3,045 square feet, offering parking for four cars for commercial retail use. Unit sizes will vary with 48 studios, 49 two-bedrooms, 78 four-bedrooms, and 64 five-bedrooms.

Planning documents indicate the proposal will create around 24 units of affordable housing. By utilizing the State Density Bonus program, 2274 Shattuck Avenue will be able to receive waivers to increase the maximum building height, reduce the needed open space, and reduce setback requirements. Bicycle parking is also able to be reduced from 278 to 82 bikes.

Trachtenberg Architects, among the most prolific firms in the East Bay city’s development pipeline, is responsible for the design. The plan offers a straightforward design with an off-white and grey rainscreen panel-clad exterior and wood trellises adding decoration to the podium-capping deck and rooftop terrace.

Renderings have been revealed for the 15-story adaptive reuse of the California Theater at 2113 Kittredge Street in Downtown Berkeley, Alameda County. The project would create 214 homes and a new live theater. Gilbane Development Company is responsible for the application.

The application makes use of Senate Bill 330 to increase the residential capacity beyond local zoning. The building will include 22 affordable units for very-low-income residents, enabling a 50% density bonus. Of the 214 units, there will be 141 studios and 73 two bedrooms.

The 158-foot tall structure will yield 166,530 square feet, with 148,200 square feet for housing and 18,320 square feet for the theater. The theater will occupy the ground floor down to basement level two, with a small lounge on the second floor. Bicycle parking will be included in the basement.

Residential amenities will include a basement yoga room and gym, studio rooms on each floor, a 14th-floor indoor-outdoor fitness center and sports simulator room, and a 15th-floor entertainment deck with cabanas, two hot tubs, and stadium seating facing toward to project’s panoramic eastward view.

Partial demolition will be required for the existing theater, though the art deco-era facade will be retained and integrated into the design. The building itself was opened in 1914, with the existing facade added in a 1929-1930 remodeling. The facade was determined to be a landmark, though not the interiors.

Studio KDA is responsible for the design. The darker-toned addition will be in contrast with the ornate podium feature with a distinctly contemporary facade treatment. The existing facade and marquee will be retained. Rising above the facade will be the 15-story facade clad with ceramic-coated rain screens, stucco, and wood grain high-pressure laminate panels.

The race for the tallest building in Berkeley continues, and it is a contest of single-digit differences. Updated plans have been filed with the Berkeley Planning Department for 2128 Oxford Street, which raises the project to 26 floors and 284 feet tall. The plans are now the tallest proposed building for Downtown Berkeley, extending just seven feet over 1974 Shattuck Avenue.

Core Spaces has filed the application, among the tallest projects in Alameda County pipeline. Initial plans for 2128 Oxford Street, also addressed as 2132-2154 Center Street, were covered in mid-September of 2021. Core Spaces had proposed a 17-story residential complex with 285 residential units, over 10,000 square feet of ground-level retail, and parking for 316 bicycles and 63 cars. Representatives for the project team have confirmed the rooftop height and amenity plans with YIMBY.

The project will rise 284 feet tall to create 485 apartments, including five extremely low-income units and 42 very low-income units. There will be 13,500 square feet of commercial space, which includes a rooftop restaurant 268 feet above the street with panoramic views across the Bay Area. Residents will have access to an amenity deck on the 25th floor. DLR Group is the project architect.

The 87-foot tall structure will yield 58,290 square feet with 2,700 square feet for ground-level retail. Of the 40 units, there will be seven one-bedrooms, 19 two-bedrooms, and 14 three-bedrooms. The project benefits from the State Density Bonus program, adding two new floors, ten more units, and providing three units for very low-income households.

Parking will be included for 44 bicycles and no cars, thus promoting the urban center’s public transit and reducing the overall environmental impact. The structure will leave a fifth of the 0.2-acre lot uncovered as residential open space.

New plans shared with YIMBY reveal that 1998 Shattuck Avenue has again become the tallest proposed tower for Downtown Berkeley, Alameda County. The 28-story project is now two floors higher, 40 feet taller, covers two additional parcels, and, most significantly, residential capacity has doubled to 599 apartments. NX Ventures is the project developer.

NX Ventures President & Founder Nathan George, has told YIMBY that the firm is “pushing full steam ahead on this site as a priority within our pipeline.” NX Ventures has proposed various transit-oriented projects across the city in collaboration with Trachtenberg Architects.

If built as proposed, 1998 Shattuck Avenue will become the tallest structure in Berkeley, even surpassing the 307-foot Sather Tower Campanile as the city’s tallest structure. The current tallest building in Berkeley is the 1971-built Chase Building, with a rooftop height of 186 feet. The next tallest is the 176-foot Wells Fargo Building from 1926, followed by the recently completed 168-foot Residence Inn By Marriott.

Two other proposals in the city’s pipeline are contending to be the tallest building in Berkeley: the recently-increased proposal for a 284-foot tower at 2128 Oxford Street and the 268-foot tall plans for 2190 Shattuck Avenue. The three proposals each occupy the only remaining tall building lots in the city’s current zoning map.

George emphasized that, for the new plans, “the biggest change is that we are in contract for the two additional parcels… That gives us additional density, so the restaurant is taller with a nice wrap-around deck and plenty of room for everything” With the expanded plans, 1998 Shattuck will extend across the site from University Avenue to Berkeley Way. Garage access will be featured along University, with five retail spaces extending from University across Shattuck. The flexible retail space could allow for as many as ten retail tenants.

The 317-foot tall structure will yield about 412,400 square feet with 396,030 square feet for housing and 16,370 square feet for commercial space, split between ground level and the rooftop. The project uses the State Density Bonus program, exceeding base zoning by 50%. Of the 599 units proposed, 60 will be deed restricted as affordable housing for prospective tenants earning less than half of the Area Median Income. Current plans include parking for 154 cars and 256 bicycles, though further access is expected on the ratio to meet future tenant and retail needs.

The increased proposal for 1998 Shattuck now includes two additional residential floors, a double-height ground level, and 14-floor ceilings for the amenity spaces on floors two and 14, thus raising the rooftop by 40 feet. Speaking on the phone with YIMBY, George disclosed that the firm is considering opening the amenities at 1998 Shattuck as a club-accessible space for a program open to residents at other NX Venture projects across Berkeley.

A rooftop restaurant will cap the tower with panoramic views across the East Bay. George explained that “we’re thinking of the restaurant as being a destination place for bringing people from all over the East Bay.” Basement parking will be included for restaurant customers and staff. By creating a regional attraction, NX Ventures hopes to have “spillover effects for the rest of Downtown,” attracting more visitors and increasing the block’s foot traffic and economic activity.

New renderings have been revealed ahead of a public meeting later this week for the 25-story mixed-use proposal at 2190 Shattuck Avenue in Downtown Berkeley, Alameda County. The mixed-use tower would rise from less than half an acre to contribute 326 apartments to the city’s housing market. Landmark Properties is the project developer.

Initial plans for an 18-story version of 2190 Shattuck Avenue were reviewed by the Design Review Committee in 2018. The additional height increased residential units from 274 to 326 in total. The plans have also increased bicycle parking, affordable housing, and reduced vehicular capacity.

The application uses the State Density Bonus Program, increasing residential capacity above zoning by including 32 affordable housing units. The 32 residences will be affordable for very low-income households or residents earning between 30-50% of the Area’s Median Income. The developer received concessions for reduced parking.

The 268-foot tall structure will yield around 417,210 square feet, with 389,710 square feet for housing, 7,500 square feet for ground-level retail, and roughly 20,000 square feet for the 51-car basement garage with garage access along Allston Way. Unit sizes will vary with 21 studios, 71 one-bedrooms, 113 two-bedrooms, 29 three-bedrooms, 69 four-bedrooms, and 23 five-bedrooms. Additional parking will be included for 295 bicycles.

The 110-foot tall structure will yield around 115,200 square feet with 109,860 square feet for housing, 4,090 square feet for retail, and additional space for mechanical functions. Unit sizes will vary marginally, with 203 studios, nine one-bedrooms, and nine two-bedrooms. Parking will be included for nine cars accessible from Russell Street, while the 64-bicycle storage room will be in the lobby.

Of the 221 apartments, 22 will be designated as affordable housing for very low-income households, earning between 30-50% of the Area Median Income. The affordable inclusion allowed NX Venture to employ the State Density Bonus, increasing residential capacity above the 151-unit base zoning.

The 0.45-acre property is located between Shattuck Avenue and Adeline Street, less than ten minutes from BART’s Ashby Station. Downtown Berkeley and Southside are around twenty minutes away on foot or five minutes on a bike, and the UC Berkeley Campus is about seven to ten minutes away by bicycle. On a clear day, residents on the rooftop deck could see the Oakland and San Francisco skyline and the Golden Gate Bridge.

The 89-foot tall structure will yield around 134,050 square feet with 121,550 square feet for housing, 5,940 square feet for ground-level retail, and 6,560 square feet for parking using triple-lifters. A basement garage will park 39 cars, with an additional capacity for 92 bicycles. Residents will gain access to around 6,540 square feet of open space. Shared lounges will double-height ceilings will feature amenities on alternating floors. Six apartments between the seventh and eighth floors will also gain access to a private patio facing south.

Unit sizes will vary, with 149 studios, 20 one-bedrooms, and 38 two-bedrooms. The plans use Senate Bill 330 and the State Density Bonus program, ensuring 21 of the 207 apartments will be designated as affordable for very low-income households. With both State rules, NX Ventures can increase residential capacity by up to 50% from the 0.66-acre property with protection against undue disapproval from the city.

Residents will be less than ten minutes from the North Berkeley BART Station on foot or 15 minutes from the Downtown Berkeley BART Station. AC Transit bus lines are also available on University Avenue and Sacramento Street, making downtown Oakland accessible in less than 30 minutes.

When you put everything together the list is quite impressive for a city the size of Berkeley. However, you do notice that the designs by Trachtenberg Architects are pretty much all nearly identical, or at minimum, not easily distinguishable. They're all on Shattuck too which adds to the confusion unless you're very familiar with the area.
