South Downtown Redevelopment

  • $500 million total investment by Newport US RE
  • $300 million in adaptive reuse of 47 existing buildings
  • $200 million in new construction

I am rather curious about the new construciton aspect. $200 million is fair, although not that much IMO. The site plan on the other hand suggests a much larger buildout. Either way, if that site plan comes to fruition, the foottraffic between Broad Street and Castleberry Hill could really cement the area as home base as Atlanta's creative district.

I did a quick analysis of which buildings are new builds (in red) versus existing. It looks like a few of the existing buildings might be expanded vertically as well, but I didn't worry about that too much.

that top image is completely new to me, and interesting to note that it looks to have a few new mid/highrises along turner and forsyth. kicking off a new thread for this was a good idea.

This has to be the project that I am most interested in seeing become real because I think it will be truly transformative for the entire city.

This, in conjunction with the Gulch development and maybe even Underground (hoping for the best there), will render Downtown almost unrecognizable over the next decade. And I'm looking forward to it!

Agreed, fantastic work for our reference.

And I agree wholeheartedly. This area could easily become the most vibrant, walkable neighborhood in Atlanta. All that's missing is a big park... IMO, cap peters to Mitchell and call it Atlanta's hottest neighborhood...

I think the block between Mitchell and Nelson is (mostly) part of the scope of the Gulch development, but that still leaves plenty of room between Nelson and Peters. And that would do a great job of tying the heart of Castleberry Hill into Downtown.

My thoughts exactly. Would make a super destination neighborhood to live and visit. A dense, intown, creative neighborhood with a ton of diversity. Eat your heart out, Decatur 😉

Do I remember correctly that this area was once being referred to as SoFi (South of FivePoints).

Where do the investment numbers come from? I'm curious, because those numbers leave a lot open and are very vague. Do the numbers include the millions they used to buy and tie up all the land? The numbers might also only be their investment, which when you couple that with debt, goes a lot further in terms of build out. I also imagine, for some of the new construction, they might sell off the pads / blocks that they don't want to build out themselves and instead focus on the adaptive reuse projects.

Anyways, point being, we don't have a lot of information to infer anything.

Personally, I'd rather not see any branding and let whatever name the area develops come naturally, but I understand with such an investment it will be important for the developers and future retailers / businesses they attempt to attract to have some sort of branding / identity / locational attribute to "sell".

But yea, Railroad District works.
