Preliminary plans have been filed for a 28-story senior living tower at 1800 Broadway in Redwood City, San Mateo County. Initial illustrations show the tower, right across from a Kaiser Permanente medical campus, could reach 310 feet tall, which would make is the second-tallest building in the county. Palo Alto-based R&M Properties is the project developer.

Plans for 1800 Broadway includes two towers protruding from a seven to eight-story podium. The complex will peak around 310 feet tall and yield around 742,500 square feet fot housing, 2,870 square feet for non-residential use, and 75,900 square feet for a 164-car garage.

Three single-story medical offices and related surface parking will need to be demolished, and three separate parcels must be merged to create the 2.09-acre project site. Future residents will be near the busy pedestrian mall, a block of Broadway between Jefferson Avenue and the retail-lined Main Street. The city’s Caltrain station is just 10 minutes away on foot for regional transit.

Looks like this one gets an address change, a height/floor bump, and some more detailed renderings.

The specs for 910 Marshall St:
- 30 floors, 345 ft
- 313 units (19 studios, 45 1BR, 232 2BR, 17 3BR)
- The units will be split between independent living, assisted living, and memory care
- 2,010 sq ft for ground level retail
- Parking for 151 cars and 48 bicycles

New detailed renderings have been published alongside the formal application for a 30-story mixed-use tower at 910 Marshall Street in Redwood City, San Mateo County. The development aims to create a senior residential care facility with over three hundred units, retail, and parking, in the heart of the county seat. R&M Properties, a Palo Alto-based real estate firm, is responsible for the proposal.

Construction will bring two buildings, with a seven-story annex rising across from the 30-story tower. The large building will be comprised of a two-story garage podium, a 12-story midrise section extending toward Walnut Street, and the tower component rising from the center of the 2.09-acre block.

HGA is the project architect, and SWA is involved in landscape architecture. The contemporary aesthetic for 910 Marshall Street carves out the large massing with a mix of setbacks, variation, and subtle angular stone panels framing the floor-to-ceiling windows. While the exterior articulation still achieves local design guidelines of obfuscating overall scale, the final result is more moderated than most collage-style apartments. Facade materials will incorporate brushed metal, stone panels, and floor-to-ceiling curtainwall glass.

Revised plans have been filed for a shorter 21-story senior housing tower at 910 Marshall Street and 1800 Broadway in the heart of Redwood City, San Mateo County. The development is still poised to redefine the county seat’s skyline, though sizably reduced from the previous 345-foot-tall iteration withdrawn earlier this year. R&M Properties is the project developer.

Residential amenities will be centralized around the third floor, with a programming emphasis to encourage an active lifestyle. The SWA-designed terrace will have a garden, lounge seating, outdoor dining seating, and an open meadow. Inside, residents will have access to the dining room, library, theater, pool, fitness center, yoga studio, and a golf simulation room. HGA is responsible for the design. Facade materials will include glass fiber reinforced concrete, ground-level board-formed concrete, and metal panels.

910 Marshall Street is considered an underutilized prime housing development site within Redwood City. Illustrations from the project plan set show a six-story office complex is proposed next to 910 Marshall Street, but is unrelated to the current project. The application invokes the State Density Bonus law to increase residential capacity 20% above base zoning for a fully senior housing project.
