Brazilian Developer Buys Chicken Lot Across From Mary Brickell Village; 48-Story Ibis Hotel In The Works

The ‘chicken lot’ across from Mary Brickell Village has been sold to a Brazilian developer, and a 48-story project could be coming.

GW Brickell LLC, is the buyer. The company is managed by José Luis Galvêas Loureiro, the founder of Galwan, a developer based in Espírito Santo, Brazil. Galwan is one of the largest builders in Brazil, and has developed thousands of residential and hotel rooms there.

Galwan is likely planning a mixed-use tower on the site. The developer recently announced a partnership with Accor Hotels of France to build an Ibis Hotel in Brickell. The project will include 400 rooms in a 48-story tower, with an eight-story parking garage. It will also include residential units, office space, and ground-floor retail. Total investment will exceed $100 million.

Accor operates the Sofitel hotel near the Miami airport. The Ibis chain is the budget brand of Accor, and the Brickell hotel will be the first Ibis in the U.S. The Galwan-Accor partnership has already completed several Ibis hotels in Brazil.

GW Brickell paid $26 million, for the 22,770-square-foot property, which is located at 88 S.W. 10th Street – valuing the land at $1,142 per square foot. It has been known for years as the home of a group of chickens, and has recently been used as a staging area for the Nine at Mary Brickell Village project.

The seller was Rockville Hospitality of Maryland. An affiliate of the seller provided $11 million in financing.

It is unclear if the site will be large enough to accommodate a project of the size planned by Galwan. A neighboring apartment building is owned by former Miami Beach commission candidate Elsa Urquiza. A 7-Eleven and another residential property round out the block.

Just a few feet away, a property owner of Native American descent has made headlines around the world after he claimed to have found historic artifacts and a ground spring on his property. He has said that he has refused offers from developers to sell his home. Dade archaeologist Jeff Ransom told the Miami New Times that the claims were a stretch.

Brazilians Building A 43-Story Ibis Hotel On Brickell’s Chicken Lot

Brazilian developer Galwan is moving forward with plans to build a 520-room hotel on Brickell’s ‘chicken lot’.

The company clinched a deal with Dade County last week for utilities that will allow them to build 520 rooms at 88 S.W. 10th Street. Galwan will pay a connection charge estimated to be $346,634.

The hotel is expected to carry the Ibis flag, a budget brand of Accor Hotels of France. It will rise 43 stories, including seven levels of parking and three levels of amenity and restaurant space.

Galwan bought the 22,770-square-foot property across from Mary Brickell Village earlier this year. Soil testing is already underway, and the company recently said that they expect to complete construction by 2018.

Investment for the project comes from 64 partners in Brazil, mostly from the state of Espirito Santo. Total investment is said to be around $130 million.

Arquitectonica is the project architect.

They reduced the amount of floors from 48 to 43 & the rendering is unrealistic compared to the photo posted above. It appears the lot is smaller than in the rendering so I'm expecting a skinnier tower especially since it will sit atop a 7 level parking garage. Possibly another 500 + footer too!

Just a few weeks ago, Brazilian developer Galwan announced that Wyndham had been signed to manage a 41-story, 445-room hotel that will be built there.

Completion is scheduled for late 2019. Arquitectonica is the architect.

Brickell’s Wyndham Hotel Submitted To FAA At 480 Feet, Will Include Rooftop Bar

Construction will begin on January 2, 2019, the application states.

A rooftop restaurant and bar is also planned.

44-Story Wyndham Could Begin Construction In Brickell Soon

As of last week, the lot has been mostly cleared. It was previously used as a staging area for another nearby construction project.

On October 18, a construction permit was filed for with the city, with Amicon listed as the qualifying contractor. No review of the permit has yet taken place by any city officials.

According to the filing, the new tower will rise 44 stories or 464 feet, and include 445 rooms. Construction cost is estimated at $80 million.

In December, a water and sewer agreement was signed with Miami Dade County’s utilities department.

According to the utilities agreement, the project will include 445 rooms and 11,389 square feet of retail.

FAA APPROVES GALWAN’S 42-STORY WYNDHAM HOTEL IN BRICKELL AFTER 16 MONTHS OF REVIEW

The Federal Aviation Authority has given approval for a 42-story hotel Wyndham Hotel to begin construction across from Mary Brickell Village and the Brickell Metrorail station.

According to the FAA ruling issued yesterday, the tower can be built at 480 feet above ground, or 485 feet above sea level.

Review by the agency took 16 months, with the application first submitted in August 2018.

Brazilian developer Galwan is planning 445 hotel rooms and 11,389 square feet of retail, according to an agreement with Miami-Dade’s Water and Sewer Department that was recorded in December 2018.

Construction isn’t likely to begin anytime soon though. Although a dry run construction permit was filed last year, it has been abandoned and no active permitting now appears to be taking place. The lot remains empty as of yesterday.

Lore Development Group is the developer. The company, a joint venture between Leste Group and Brazilian real estate firm Opportunity Fundo de Investimento Imobiliário said last month that it had acquired the property for $35 million, with plans for a $500 million tower.
Groundbreaking is planned in June 2024, with completion in Summer 2027.

Brazilian Billionaire Backing 69-Story Brickell Tower, Report Says

Brazilian billionaire Daniel Dantas is backing plans for an 843-foot tower in Brickell, according to Bloomberg.

Dantas is a founder of the Opportunity investment firm, which has around $11 billion in assets.

The company is partnering with Leste Group to form Lore Development Group, which is planning the 69-story Summit Brickell tower.

Summit Brickell will be one of the first investments for Lore in Miami. The company plans to spend over $1B in the next five years here.

A division head at Opportunity praised Miami’s pro-business attitude, telling Bloomberg that they were able to increase the tower height from 40 to 70 stories, and double the unit count due to the property’s proximity to the Metrorail and Metromover.

County records show that the developers filed for zoning approval for the new tower on October 4.

According to the new filing, Summit Brickell is planned to include:

500 residential units
2,174 square feet of ground floor commercial space
amenities on level 13 and 69, including a rooftop pool on the 69th floor
480 parking spaces on levels 2 through 12
Corwil is the architect.

The developers have previously said that groundbreaking is planned in June 2024, with completion in Summer 2027.
