135 Villagewalk Boulevard - retail and residential

Here is the Planning committee submission for the Shopping Plaza proposed for the NW corner of Sunningdale and Richmond. 2 main pads for buildings and parking. Heavy equipment is now on site installing underground sewers and services as part of site prep. York is the developer. No indication of who the tenants might be but you can expect the usual suspects. ie: Drug Store, Tim Hortons, maybe a sit down restaurant chain or fast food chain. Would not be surprised this is being looked at for a Panera Bread or Chick-fli-A location.


Hopefully this accelerates the installation of new traffic lights at Villagewalk Boulevard and Sunningdale and Richmond. Also the widening of Sunningdale and rebuild of Richmond and Sunningdale intersection. The Sunningdale EA should be complete by now and the widening is long overdue.

TD Bank has added this location to their branch list on their website (though its posted address is 2165 Richmond Street). Came across it by accident when looking for a nearby branch! Planning documents reveal that the bank will be located in the most southeastern building of the entire site.

Slightly off topic - with this location opening, there will be 3 TD Bank branches in a relatively close area, including Fanshawe/Adelaide, just south of Fanshawe/Richmond, and now Sunningdale/Richmond. This makes me wonder if one of the other two older branches will close.

Structural steel now going up for first building at corner of Sunningdale and Richmond. Forming now started for footings for retail building just to the west.

On the city's website, I found a more detailed site-plan for the specific phase of this development currently under construction.

The only confirmed business in this phase so far (according to the site plan) is TD Bank which will occupy Unit 6 of Pad 1 (right at the corner of Sunningdale and Richmond).

The site plan is a little hard to read, so I remarked the units. Any unit marked as 'R' is designated as a restaurant. The units marked as 'S' and 'D' are designated as salon and dental, respectively. All of the other units are either designated as "CRU" (commercial retail unit) or "Retail".

TD Bank steel now installed. Today they poured the footings for Pad 2 building.

Steel now going up for Pad 2 building unit 4-8. TD Bank building getting roof steel installed now.

Foundation footing forming now started for the south building of pad 2. Roof sheeting now installed for TD building.

Have completed the foundation footing pours for Pad2 building. Backfilling now. The north Pad2 building now has the structural steel complete. Working on the roof sheeting. The TD Bank building is getting the roof features installed now.

Structural steel now complete for the Pad 2 buildings. Starting installing the roofing steel now. Cladding for the TD Bank building in Pad 1 now started. Should see the concrete floor poured soon.

It's very rare that I'm the passenger, so I was able to snap this picture on tonight's drive, lol.

Work to prep the parking between the two building pads is underway with light pole bases being built. Exterior cladding on buildings progressing well. In terms of speculation about the other parts of this site and what retail might consider leasing future space. Could we see London's first Whole Foods Market take one of the large building pads? I think we will likely see a Rexall Drugs on this site too. The demographics for a Whole Foods here is pretty good.

I recall reading somewhere when this development was first announced (about 5 or so years ago) that Sobeys would be moving into this plaza. Since that was a while ago, not sure if their plans may have changed.

Speaking of TD, I was at the Masonville branch today, and happened to be speaking with one of the branch supervisors. I asked if the Masonville branch or the Fanshawe/Adelaide one will close and relocate to the new one being built here, and he told me that none of the two older branches will close and that the demand is there to warrant a new branch in the area. Given that digital banking services are becoming more common as time goes on, I wouldn't have thought there would still be a lot of demand for that many branches in a close area.
