Not much information on this one as it appears that the City's development tracking website has stopped updating, however this is listed in the city's list of active develoment applications.

It's an OPA and ZBA so it'll be more than just some new retail plazas, whatever it is. Likely something similar to what SmartCentres has been doing with it's other sites around the GTA, which involves significant high density redevelopment.

Good. That "smart centre" near the QEW has SO MUCH wasted space.

Even just 2 or 3 mid-rises on the barren patches facing Centennial would make a difference.

And.. it's much lamer. GSP group has a micro-site up for it, it's just a 4-storey self-storage warehouse.

Interestingly, SmartStop already has a location in Stoney Creek on Fruitland Road.

That said, I would appreciate some intensification along Centennial. This is directly across from Confederation GO and would be a good spot for some intensification, and SmartCentres is clearly having issues leasing out this plaza as it's still half built.

This site got left out of the Centennial secondary plan for reasons I can't imagine (the northern boundary of that plan is the tracks at the southern border of this site). Probably the most low-hanging fruit opportunity for Hamilton to promote ambitious density. Problematic would be an understatement. What reputable community groups out there can put together a request for an MZO that will get listened to by the Minister to allow 40 storey residential here?

I'm going to go out on a very wide limb here and guess that this issue is endemic to most retail sites in the city.

This is exactly the kind of thing that needs to change if we're going to grow in a more sustainable and financially responsible manner.
