Description: A 14 storey tower constructed in 1974 sits amongst Winnipeg’s historic collection of turn-of-the-Centrury building stock. A post-tensioned concrete & curtainwall building, its panoramic views are unmatched within the historic district. This project is converting the top 10 office floors into 94 residential units. The building will receive an envelope upgrade which includes glazing the front half of the existing precast panels and the development of a hung amenity space balcony on the penthouse level.

It's nice that Ferris Bueller is one of the amenities. You don't usually get that kind of attention to detail.

ladder-access loft space always seemed like one of those things that looks cool in a render but would just be a giant pain in the ass

First impression, I'd say this is a huge improvement. Reminds me of the exterior work that was done on 360 main a few years back.

Looks great, nice to see some other renders. Very curious about that weird balcony thing hanging off the roof. Only thing that doesn't seem great to me is that it appears they aren't doing anything to the podium. It isn't awful right now, but seems like it'd stick out a lot with a new (dark) all glass curtain. Also interesting that it looks like they're turning the top mechanical floor (currently concrete) into the penthouses? Looks like glass at the top in the renders, with lights inside.

I really hope they try to get something cool on the second floor there. The roof of the podium along Bannatyne would make an awesome patio, and it already has a door going out to it.

Looks like it's just for the library wall above the kitchen.

I thought that was some type of common area at first. With the large ceiling height. But looks like it's the suite. I assume the ceiling heights exist because of the office component.

Winnipeg’s downtown population growth stopped dead in its tracks five years ago but it seems like it is about to experience a boom. So many units slated to come on line in the next couple years. Well over 1,200 in the next year alone. With more coming down the pike. And then eventually Market Lands and Railside.

Could be a different place in five years.

Looking at the renders more, I think this is going to look REALLY good beside CWB building, as it will play off its verticality a lot more. That vertical black strip on CWB should also balance nicely.

That 1,200 is excluding Railside? Crazy. Also doesn't include Portage Place I imagine? What do we have confirmed right now:

- Sutton Place Residences
- Medical Arts
- RNDSQR's Waterfront buildings
- Pumphouse 1-3
- 300 Main
- Warehouse 1887
- 185 Smith

390 on the River is about 20% full now. Floors 6 and 7 are now rental. Sales have slowed this spring when they should have picked up. I think it's the best building in the city. The thread on it died, but it deserves more attention.

It's gorgeous, but it's also very expensive condos in a time where the condo market is pretty bad.

Units start at $345,000 which is reasonable. They climb fast for larger and higher units.

My buddy went on a tour a few months ago and said none of the cheaper ones are left. There was nothing under 400

Not true.

The smallest units are 03 and 04 on floors 8 to 17 and they have not sold out, all under 400. The building is only about 20% sold. You can look up the floor plans that are still available on the website www.390ontheriver.com

03 and 04 are right around 700sf (2 bedroom),, looks like over 10 still unsold, all under 400.

06 is about 800sf and looks like only one left, so that will probably sell out before the smaller ones.
