Roca Homes is proposing to develop a four-storey residential apartment building containing 26 dwelling units on the Subject Property at 15 Larch Street. One surface parking space with access off Larch Street is provided at the rear of the proposed building to service the proposed development.

The Subject Property is a large lot for the area and is currently occupied by a low-rise residential building and a small-scale commercial use. The Subject Property has approximately 30 metres of frontage along Larch Street and an approximate area of 915 square metres.

Thats a nice looking infill, Kinda wish we could push for 5-6 stories in an area so close to the LRT.

Yeah considering they already have to go through the planning process and the building will have an elevator, and even the long way round is 400meters to gladstone station...Why wouldn't they ask for more height

My guess, is they were told it wouldn't be supported.

Note: Again this dev is another example of why zoning & bylaw needs to be fixed, this should be just be able to built as of right.
