MOMENTUM ON THE STRIP: CROWN RESORTS TO BUILD A CASINO AT NEW FRONTIER SITE


The site of the New Frontier — a casino imploded seven years ago — has been sold to Crown Resorts.

On Monday, Australia’s Crown Resorts announced the formation of a new company that has acquired controlling interest in the 34-acre Strip parcel where the New Frontier was imploded in 2007. The cost: $280 million. The players: Crown billionaire chairman James Packer, who has sought a presence on the Strip since before the recession; hedge fund giant Oaktree Capital; and Andrew Pascal, co-chairman and CEO of the new company. The plan: build a brand new Las Vegas casino resort to open in 2018.

The site is directly across Las Vegas Boulevard from Wynn, where Pascal—Elaine Wynn’s nephew—was once president and chief operating officer.

If a potential casino family feud isn’t enough to get you excited about this project, consider that it could open immediately after the first phase debut of Malaysian company Genting Group’s Resorts World Las Vegas, the $4 billion, 3,000-room project next door.

The addition of two brand new hotel-casino mega-projects from two new, different operators is an earth-shaker; the fact they’ll be right next to each other on the long-dormant northern end of the Boulevard is almost too good to be true.

The energy on the Strip north of Spring Mountain will soon be overwhelming. SBE chief Sam Nazarian looks like an oracle for turning Sahara into SLS, and MGM Resorts’ City of Rock festival development across the street seems pretty smart, too. Rejuvenation awaits Circus Circus and the Riviera, and it’s probably just a matter of time now before Carl Icahn sells or develops the aborted behemoth Fontainebleau. Exciting times are back.

Indeed. Some of the developers before the 2008 recession are planning numerous projects. The pipeline essentially looks good for Vegas. With record tourism, which is increasing ever so fast, I expect many more developments to be announced. I'll be sure to keep tabs on it.

Not that I'm aware of. Probably sometime this year. Right now its more about the economics of building it. If its feasible or not for Crown Resorts Australia.

Yes. For the other tower, 601 fremont, that is in the old downtown. For this, yes that is the site. Its right near the trump international. Below, I posted some images or maps of the area. Post 9.

Any chance somebody could link to a map to show where this actually is? I have a general comprehension of the layout of Vegas, but would like a more precise detail. Thanks.

Vision for Alon Las Vegas, resort on former New Frontier site, is filed with county

Plans filed with Clark County late last month show a two-tower, 1,100-room project called Alon Las Vegas to be built on the vacant 34.6-acre site just north of Fashion Show mall, where the New Frontier once stood. Packer's group acquired the property almost a year ago.

One building is called the “VIP Tower,” and the other, taller building is called the “Resort Tower.” An architectural drawing shows plans for villas, the "Black Box Theater," a nightclub, a ballroom and a pool. But other details about the property's main features and amenities were apparently not disclosed.

Among other things on file, a letter by James Noel, executive vice president of development, to the county’s planning department divulged almost nothing beyond the project’s name, the number of rooms it will have, and the number of Nevadans it’s expected to employ — 4,500.

“Central to our vision for the resort is the careful consideration, creative exploration, detailed definition, and uncompromising execution of the resort experience,” he wrote in the letter, dated May 28.

The filings comprise a pre-application for the resort, and Clark County commissioners have not scheduled any hearings on the matter, said Dan Kulin, county government spokesman.

Efforts to reach the developers for comment today were unsuccessful.

A company official released a statement quoting project partner Andrew Pascal in which he repeats what Noel wrote.

“Central to our vision for Alon is the careful consideration, creative exploration and uncompromising execution of the resort experience,” Pascal says in the statement. “We are building a team of seasoned industry operators, entrepreneurs and global designers who bring a fresh, new approach to what we think the future of Las Vegas should be.”

Packer, the billionaire chairman of Crown Resorts, teamed with Pascal, a former Wynn Resorts executive, and investment giant Oaktree Capital Management to acquire a controlling stake in the north Strip site last August.

They foreclosed on 18.4 acres of the property, county records show, and reportedly are renting the remaining 16.2 acres from longtime owners the Elardi family.

When they announced the acquisition, the developers said they expected to start building a resort there in late 2015 and to finish in 2018. They did not disclose other details, including what the property would be called or what it would feature.

The portion acquired through foreclosure had been owned by Israel’s El-Ad Group, which bought the New Frontier in 2007 for $1.24 billion from casino mogul Phil Ruffin and imploded it.

The company wanted to replace the old haunt with an $8 billion luxury hotel similar to its Plaza Hotel in New York, but its plans flopped with the recession.

Packer’s group reportedly paid $280 million for the site, which is just south of where Malaysia’s Genting Group is building Resorts World Las Vegas, a Chinese-themed megaresort.

Genting bought the 87-acre, partially built site for $350 million cash in 2013 from Boyd Gaming Corp. The Las Vegas-based casino owner had been building the Echelon resort there but mothballed the project in 2008.

Updating the Lake, the Towers and the Bungalows at Alon Las Vegas

VIP vehicle access will be provided via the north side on Resorts World Drive, while regular folk will gain access via the southern facing, Fashion Show Drive.

The towers look down on a 124,285-square-foot man-made lake, much larger than previous reported. There's no swimming permitted in the lake, but the regular tower gets one large pool and the VIP section has its own private pool. Everyone can attend concerts, dinners and functions on the forthcoming lawn area.

Also on the way, four 12-foot square water features placed close to Las Vegas Blvd., where a 62,459-square-foot stretch of outdoor retail stores is envisaged.

New paperwork plots the casino gaming area as 27,776-square-feet, a downgrade in size from earlier plans and equivalent to the 30,000-square-foot casino floor at the Downtown Grand, but under half the size of close rival SLS Las Vegas.

Still planned, a 56,247-square-foot day and night club to be overseen by Jessie Waits, the former managing director of Wynn's Tryst Nightclub and Encore's XS Nightclub and a "black box" theater, with room for 500 guests that Waits says he is also curating.

At a hearing Oct. 7, Las Vegas lawyer Rory Reid, representing the developers, told county commissioners that Pascal was “the visionary that created this thing that’s in front of you.”

April, 2016: Alon Resort Prospects Falter as Project is Pushed Back Another Six Months

That's a bummer. Man, I wish Vegas would return to that pre 2008 boom. City was poppin' with cranes back in that era.

Although if that was in April, news wise, hopefully in late September something positive will show up. I'd be nice to see a groundbreaking in Q1 of 2017.

Has there been new renderings ? Because I have to be honest, I never really liked the original plan. 26 story bland tower, 17 story bland tower.

"Trying to attract a certain clientele"

Yeah, the SLS already did that, so did the Aria, so did Cosmo, so did Vdara, so did the Mandarin and so in.

How about something in the middle market range ? Since that's whats truly lacking on the strip. Vegas has the VERY budget constricted hotels (Excalibur, Luxor, Monte Carlo, NYNY and etc) and then there is planet Hollywood which is kinda middle of the road, but then it Jumps to Aria, Bellagio, Venetian, Wynn and etc.

Vegas needs more hotels in the middle. Not more Trendy boutique traps for the rich and famous. SLS, The City Center and Wynn already does that.

And plus I think the current plans poorly utilizes the land. Unless they plan on expanding the property in the future. The north end needs more hotels and foot traffic, but if this one got shelved for a different developer or for more ambitious plans, I wouldn't be terribly upset. How on EARTH is this thing going to cost 1.6-1.9 Billion to Build?????? HOW ???
