Something potentially big here, according to hindesky on HAIF.

I told them no it was going to be a 5 story medical building and showed them the rendering. Turns out they were 100% correct. Just went by after getting my car washed at Mr Car Wash and I spot a sign for "Southern Land Communities" a division of Southern Land Company (not to be confused with Southernland Communities, which sells farm and ranch properties). They are out of Nashville, Tenn. and are a developer & construction company

Southern Land Communities does indeed develop high rise apartments.

There was previously a proposal to develop a 5-story medical office building on this site by Clay Development and Construction.

A recent review of the Harris County Appraisal District's profile for the address shows the current owner with an address tied to Southern Land. Screenshots c/o hindesky on HAIF








The site was previously home to a Wells Fargo bank and has been undergoing demolition for the past few weeks.

Southern Land Co. plans to develop a nearly 2-acre parcel in Upper Kirby into a mixed-use project consisting of a 36-story residential tower and a Class-AA office building.

The project will be at 2811 Kirby Drive, on the northeast corner of Kirby Drive and Kipling Street. The land is home to a former Wells Fargo location where Clay Development & Construction had planned to develop a 100K SF medical office building. Clay Development confirmed by phone that the project is no longer underway.

Upper Kirby is a network of historic neighborhoods just east of Greenway Plaza and River Oaks and west of Montrose that is growing in density. The area’s appeal is “undeniable” for Southern Land Co.’s first Houston development, Tim Downey, Southern Land Co. founder and CEO, said in a news release.

“We could not have found a better place to introduce an SLC community in Houston,” Downey said. “With all SLC communities, we focus on creating extraordinary places in coveted locations where walkability and conveniences are at the forefront, and this site certainly fits the bill.”

The 36-story residential tower will house 318 luxury apartment homes, including 18 penthouses, according to the release. Amenities will include an outdoor pool deck on the 36th floor and a garden deck on the seventh floor.

The garden deck will span the residential tower and the office building, according to the company. The seventh floor of the tower will include a residential spa and guest suites as well as a fitness center for both residents and office tenants.

The office building will total about 75K SF over a garage podium and about 22K SF of rooftop and ground-level restaurant and retail space.

Southern Land Co. is working with the city to finalize plans for the site and plans to break ground in spring 2024, according to the news release.

Oddly, the portfolio mentions the project as one in Austin - though there is not one there. The profile of the building in the background of the renderings is clearly the adjacent 2727 Kirby.















And based on the document, we can gather the following heights for the structure.

Stream, a national commercial real estate firm offering an integrated platform of services, will handle leasing and marketing for the 83,322-square-foot Class AA office building, one of two towers being developed by Southern Land Company (SLC), a national real estate developer of award-winning mixed-use developments and master-planned communities. The project, located at 2811 Kirby Drive, will break ground in summer 2024 with anticipated completion of spring 2027.

Stream Managing Director Ryan Barbles and Vice Presidents Matt Asvestas and Matthew Seliger from the Houston office will lead the leasing team.

“Southern Land Company has a reputation of investing in communities and delivering best-in-class quality paired with thoughtful design,” said Barbles. “This development will complement the area and become a highly sought-after work destination. SLC will create an office opportunity that makes future tenants proud.”

The office building will be situated over a podium-style garage, providing unmatched views of the Kirby Drive corridor. Office occupants will have access to a dedicated fitness center and a private outdoor elevated park space. The project will offer 16,500 square feet of restaurant space including 1,000 square feet of outdoor seating.

The development will also feature a 38-story residential tower that will include 312 luxury apartment homes and 18 penthouses, and a robust amenity collection including a 7th floor rooftop garden, fitness center and resident spa, with additional amenity spaces on the 38th floor, highlighted with an outdoor pool deck.

“Texas has been good to us, and we are confident that Stream, with their deep Texas roots, will know exactly how to position this office asset to the market and attract high-quality tenants to the region,” said Tim Downey, SLC Founder and CEO. “We have a considerable footprint in Texas and believe this development will be an outstanding addition to the Houston community.”

Elsewhere in Texas, SLC is developing Deco 969, the first residential tower in downtown Fort Worth in 30 years, and Lunaroya, a luxury community of 28 intimate homesites in Dripping Springs. SLC is also the developer of Tucker Hill, a master-planned community in McKinney. SLC’s past mixed-use and multifamily projects in
Texas include Arthouse in Keller, Junction 15 and Morada in Plano, The Lofts at Watters Creek in Allen, and Novē at Knox in Dallas.

I love that the podium is seamless with the tower and the addition of retail, they need to copy and paste this all across Houston!

Plans are starting to solidify for a mixed-use project of almost 1 million square feet in Upper Kirby.

Nashville-based Southern Land Co. plans to break ground in summer on the 913,190-square-foot project at 2811 Kirby, which will include a 38-story apartment tower, an 83,322-square-foot office building with parking, 16,500 square feet for a ground-floor restaurant and a 1,000-square-foot outdoor seating area, and separate two-story restaurant building.

Stream Realty Partners will oversee office marketing, led by Ryan Barbles, Matt Asvestas and Matthew Seliger.

“The demand for new Class A office space in dynamic and exclusive environments in Houston has remained relatively strong. We are seeing a continued trend of tenants moving out of older suburban office buildings and opting for new, walkable, innovative buildings as many employees return to the office,” a spokesperson for Southern Land said in an email.

The development's 312-unit apartment tower will have 18 penthouses, a fitness center, a garden on the seventh floor and a spa.

Architect Solomon Cordwell Buenz is designing the project. Construction is expected to be complete by 2027, a Southern Land spokesperson said.

A vacant bank building on the site was demolished shortly after Southern Land bought the site in March.
