508 Drake / 1317 Richards | 125m | 39fl | U/C

39-storey tower with 100% social housing approved for downtown Vancouver.

The unit mix is 89 studios, 84 one-bedroom units, 10 two-bedroom units, and 10 three-bedroom units.

At least 30% of the units will be offered at rent-geared-to-income rates for households with incomes below BC Housing’s income limits, and at least 70% of the units will be rented to seniors — defined as having at least one member of the household who is aged 55 or older.

MCYH Multigenerational Housing Society is pursuing potential funding from senior governments to further improve the affordability of the units.

So much lost efficiency based on arbitrary lines.

Why do they claim the neighbouring tower being 52 floors, yet almost exactly as tall as this one? Is that a typo or based on floor numbering in the elevator panel?

Great to see more senior housing in Downtown.

It's an error - 498 Drake is 43 storeys.

The artificial land shortage created by absolutely crazy zoning restrictions in most of the city, I guess, makes an insane viewcone-raped project like this pencil?

Hard to complain about the difference in form but, still, nothing to be proud of, as fewer homes will be built.

The province needs to step in to clip Vancouver's wings and force real growth on the city.

I think the podium will look good, it will be the new Ismaili Centre, and I think the subtle Islamic architectural elements will turn out really nice. Their new buildings in Burnaby and Richmond (although very different being large suburban spaces) look great, and I think there will be some nice finishes to the 5-storey podium and a great street level feel. And so happy to see another small building making way for a tower like this, it is really adding to Richards being highrise alley.

This will be a great replacement facility. That whole block has been upgraded from dumpy old buildings in about 20 years I think?

It doesn't look like one from this webcam https://trafficcams.vancouver.ca/richardsDrake.htm
I'll check it out later today. I want to see if the excavator/s are still in the pit.
This webcam will give me notice of a heavy lift setup.

Man those view cone restrictions are ridiculous. It cuts the amount of units in half.

Today, Tower Crane setup completed.

I have some concerns about that tower crane base, what is keeping it from collapsing into the pit
no, you could not pay me enough to have me swinging back and forth in that cabin
