Smile NEW YORK | 1 Flatbush Ave | 210 FT | 16 FLOORS

Quote:
Here’s our first look at 1 Flatbush Avenue, a 19-story, 160,000-square-foot mixed-use building planned for the very visible corner of Flatbush Avenue and Fulton Street in Downtown Brooklyn. Images on the website of Ryder Construction show a dignified building that blends with its streetscape. Slate Property Group is listed as the owner of the site and Goldstein Hill & West Architects (GHWA) as the architects.

1 Flatbush is situated along one of the most prominent corners in Brooklyn, at the foot of the Fulton Street Mall and within short walking distance to the Brooklyn Academy of Music, Barclays Center, and the CityPoint mixed-use development. Atlantic Terminal and a multitude of other transit options are also in close proximity. The development will contain approximately 20,000 square feet of retail that will line its 100 feet of street frontage along Fulton Street and nearly 150 feet along busier Flatbush Avenue. Above the retail space will be 157 rental units, 20 percent of which are to be designated as affordable.

Unlike many of its glassier and more banal peers rising in Downtown Brooklyn, 1 Flatbush promises to become a dignified anchor to a busy intersection. The exterior recalls some of the city’s best new contextual residential buildings like the Caroline in Chelsea and Related’s Abington House. The building’s base of regularly broken storefronts, rather than a continuous wall of glass, is a thoughtful gesture toward an amiable streetscape. Additionally, the city-owned plaza fronting the project, Fox Square, is undergoing a renovation that will bring benches, trees, water fountains, and movable furniture to the traffic triangle.

More renderings with surrounding area. Wish it were bigger of course, but it's definitely better than what we have now. So I'll take it.

Slate, Meadow pay record psf price for 1 Flatbush

Quote:
Slate Property Group and Meadow Partners have closed on the $59 million purchase of a development site at 1 Flatbush Avenue in Brooklyn, paying nearly $500 per square foot- a record deal for a Downtown Brookyln development site.

The sellers, Capstone Equities and the Carlyle Group, purchased the two-story building as part of a $35 million deal a year ago, according to the New York Post. They have since relocated the tenants, providing vacant possession at the 120,000-square-foot site.

The deal was done at $491 per square foot, with retail — rents could creep up to $300 per square foot, sources said — being a big driver.
In October, Slate filed plans for a 19-story, 160,000-square-foot apartment building at the site, which will have retail at the base.

A Savills Studley team led by Woody Heller, Will Silverman and Eric Negrin represented Capstone and Carlyle.

NEW YORK | 1 Flatbush Ave | 210 FT | 16 FLOORS

Demolition Update: 1 Flatbush Avenue, Downtown Brooklyn

Quote:
The squat two-story commercial building that once filled the corner of Flatbush Avenue and Fulton Street has been completely demolished. Back in April, the Post reported that Slate Property Group and and Meadow Partners closed on the purchase of the site at 1 Flatbush Avenue for a record-breaking $59 million, and it looks like work is moving right along.

Eventually, a 16-story, 126-unit tower will rise on the high-profile corner. If the latest permits are accurate, the project has shrunk from when new building applications were first filed in October. Those plans called for 19 stories and 157 units. Now the structure will total 119,340 square feet, with a 19,200-square-foot retail space. Those 126 apartments will now be spread across 100,141 square feet of residential space, yielding a typical rental-sized unit of 794 square feet.

however, the building’s height will remain the same at 210 feet. A retail base will occupy the first two floors, and amenities will follow on the third floor, topped by 13 stories of apartments. The developer still plans to set aside 20% of the units as affordable housing in exchange for a slight increase in floor area, which will produce about 25 below-market apartments.

Goldstein, Hill and West are the architects of record, and their black steel and red brick design surfaced earlier this year.

During the summer of 2015, YIMBY reported that demolition was competed on the two-story commercial building at 1 Flatbush Avenue, in Downtown Brooklyn. Now, excavation is underway for the planned 19-story, 157-unit mixed-use building replacing it, as seen in photos by Tectonic. The new structure will encompass roughly 170,000 square feet, 24,500 square feet of which will be used for retail space across the cellar through second floors. The rental apartments should average 793 square feet apiece, and 32 of them will rent at below market-rates through the housing lottery. Amenities include storage space for 79 bikes in the cellar, a fitness center, followed by entertainment lounges/recreation rooms, a library, a yoga room, all located on the third floor, and a rooftop terrace. Developers Slate Property Group and Meadow Partners landed a $110 million construction loan earlier this year. Goldstein, Hill & West Architects is behind the design. Completion is expected in 2017.

New Renderings of Hill West's 1 Flatbush Provide Closer Look of Industrial-Inspired Facade
January 4, 2017
Quote:
Shunning the slick and glossy towers overtaking the city, the architects at Hill West designed a hearty masonry and metal façade for their 1 Flatbush Avenue project. In homage to the surrounding Downtown Brooklyne context, the dozen-or-so completed stories hover above the prominent intersection of Flatbush Avenue and Fulton Street, and will ultimately rise to 21 floors. The 160,000-square-foot, two-parcel site was acquired for $35 million in 2014 in a partnership-deal between Capstone Equities, the Carlyle Group and Slate Property Group. When finished later this year, the building will hold 183 rental apartments and valuable ground-level retail.

Construction Finishes On 1 Flatbush Avenue In Downtown Brooklyn

Quote:
Construction has finished on 1 Flatbush Avenue in Downtown Brooklyn. Located at the crossroads of Flatbush Avenue and Fulton Street, the 210-foot-tall building was designed by Hill West Architects and developed by Slate Property Group and Meadow Partners, with Whitehall Interiors responsible for the interior design.

The exterior curtain consists of a grid of industrial-style windows on the upper portion with a protruding wall of red-colored masonry. These features are surrounded by a larger lattice of steel columns and beams that breaks up the façade into square and rectangular sections, and lends the design a variety of colors and textures. The degree of detail in each exterior component will cause the building to stand out as sunlight strikes it, creating a rich array of shadowing. Overall, the structure’s features combine for a more visually interesting finish than the plain glass-box style characteristic of many of today’s developments.

Of the building’s 160,000 total square feet, 123,000 will be dedicated to residential space, with 183 apartments. These units will go for $2,250 per month for studios; $2,895 per month for one-bedroom apartments; $3,415 per month for two-bedroom, one-bath units; and $3,915 per month for two-bedroom, two-bath residences. There will also be 37 affordable housing units, making up about 20 percent of the total apartment count. These will start at $867 per month for a studio, $931 per month for a one bedroom, and $1,123 per month for a two bedroom.

Each unit will feature floor-to-ceiling windows, oak plank hardwood floors, in-unit washer and dryer, and kitchens with marbled quartz countertops, stainless steel appliances, and chrome fixtures. Other amenities include a residential lounge, co-working space, a fitness center, a dining room for private events, private storage, bicycle storage, and a game room with a billiards table, arcade games, shuffleboard, wet bar, and vintage video games. There are also two outdoor patios on the structure’s setbacks that provide views of Flatbush Avenue, Downtown Brooklyn, and a straight-on vista of the Manhattan Bridge.

The first two floors will contain 20,000 square feet of retail space, which will open once work on the interiors wraps up.
